Located in the Powerhouse Arts District in the Downtown neighborhood, 151 Bay Street is a high rise that’s 34-stories with 259 luxury condominiums and hotel-style amenities. But the building was once a matzoh factory: its base façade honors the legacy of the Manischewitz matzah factory that once stood on the site. It is now blended with the modern architecture of the tower above, a combination of history and new legacy. Inside the building, local and contemporary art reflect the relevance of being in the arts district in Jersey City. Plus, it offers far-reaching views of the Manhattan skyline with the Statue of Liberty in the backdrop. The building provides a mix of high-end features designed to elevate residents' daily lives, says Michael Duff, director of marketing for Toll Brothers City Living, the developer of the project. This includes beautifully designed interiors, state-of-the-art fitness facilities, and modern communal spaces ideal for relaxation or socializing. “It’s not just a place to live; it’s a lifestyle that embraces both the artistic and modern elements of Jersey City,” Duff says. Jersey City has experienced tremendous growth in the last decade, becoming one of the hottest and most sought-after locations for condo buyers, Duff says. Beyond the proximity to New York City, Jersey City has its own vibrant cultural scene, a growing job market and evolving real estate options, he adds. “Buyers are drawn to the area’s energy, community, and the possibility of enjoying a modern urban lifestyle just minutes from Manhattan,” says Duff.

Pricing for view and luxury

Studio, one-bedroom, two-bedroom and three-bedroom units are available in myriad layouts. The units feature open living areas to make efficient use of the space. Floor-to-ceiling windows allow for views of the cityscape, and units feature white-oak flooring and open kitchens with custom Italian walnut and dove gray cabinetry, quartz countertops and high-end appliances. All the residences have washer and dryers. The bathrooms include custom Italian vanities and porcelain tile walls, while the powder room features custom Italian vanity. There is a Loft Collection of residences that honor the industrial history of the neighborhood with varying ceiling heights from 11 to 13 feet. Prices for the units vary depending on size. Studios start at high $600,000s, while one-bedroom units start at low $800,000s. Two-bedrooms start at nearly $1.3 million and there is a three-bedroom luxury residence listed at $1.86 million. The HOA fee is $1.05 times the square footage of the unit. Indoor parking is available for an additional $50,000 plus a $117 monthly maintenance fee.

Amenities and services

Expect luxury when it comes to amenities at 151 Bay Street. There’s a 34th-floor Sky Lounge that offers sweeping views of New York City, Jersey City and the waterfront. A south-facing rooftop terrace is the spot for sunsets and bright city lights. There’s a fitness center with cardio equipment with an adjacent yoga room. The residents’ lounge is equipped with a kitchen that opens onto a sundeck with a gas fire pit and grills and seating. An outdoor pool is the highlight. The lounge kitchen is equipped with professional quality appliances, along with a dining room and media lounge. There’s also a game room with arcade games, a children’s playroom, a dog run and spa. Onsite parking is available and there is a door attendant 24-hour in the lobby to greet guests and take deliveries.

Jersey City downtown and what to do

Situated in downtown Jersey City in the Waterfront district, 151 Bay Street is in the midst of an urban revival in the Garden State’s second largest city. The complex 151 Bay Street is the third and final building in the newly created Provost Square, a pedestrian-friendly plaza on Provost Street between Morgan and Bay streets. The public plaza evokes a sense of village, with restored cobblestone and rail line, seating and landscaping. A performing arts theater is set to open at the plaza. Living in Downtown Jersey City offers an urban lifestyle with suburban conveniences. Right below the building are an array of shops and restaurants, including an outpost of Powerflow Yoga. Van Leeuwen Ice Cream on Grove Street is a popular spot for homemade ice cream. Uncle Momo, also on Grove Street, serves shawarma sandwiches and steak with fries. The complex is also close to Liberty State Park for nature lovers who enjoy views of Manhattan. The Historic Downtown Jersey City Farmers’ Market on Grove Street is a neighborhood favorite year-round for food shopping. “With its blend of nature, convenience and urban energy, Downtown Jersey City offers an unmatched living experience,” Duff says.

Near public transit

The condo is within a three-block distance to the Grove Street PATH Station for commuters to Manhattan’s Wall Street district or midtown. The New Jersey Turnpike is nearby for driving in and out of Jersey City.
