Quintessential prewar co-op in the center of the Upper West Side
Situated along a tree-lined street on the prime Upper West Side that doesn’t see too much thru traffic because the adjacent American Museum of Natural History shields it from particularly busy thoroughfare Central Park West, 164 West 79th Street is a quintessential prewar co-op. The especially ornate Italian Renaissance-palazzo-style mid-rise — constructed in 1924 — climbs 15 stories and plays host to 60 generously proportioned units: the classic six and seven residences for which this part of town is best known. “Homes here aren’t open concept but that’s what buyers are looking for in this type of building,” Says Kemdi Anosike, an agent with Compass. “There’s still demand for proper dining rooms, fully enclosed kitchens and separate foyers.” The full-service co-op’s beige-brick facade and decorative balconies are set back a bit to accommodate sidewalk landscaping and seating, but its most appealing amenity is the fully furnished and planted roof deck framing southward views of the Midtown skyline and Central Park to the east.
Classic six and seven units with varying degrees of renovation
Prices here range greatly and more closely reflect square-footage and position in the building than the number of bedrooms. Two and three bedrooms — the majority of 164 West 79th Street’s stock — have most recently sold for between $800,000 and $2.5 million. While most retain their original layouts, a handful have been gut-renovated to include open plan entertainment space all while maintaining prewar architectural details such as elaborate crown molding, French doors, high beamed ceilings and large picture windows. A few units are sold as live/work spaces because they include additional alcove areas or what used to be called maid’s rooms that can be implemented as home offices. One such residence is unit 3D, on the market with Anosike in fall 2024 for $2.5 million. “It’s the ideal amount of space for a small family,” he notes. Like most units here, kitchen appliances in this residence have been periodically updated and the original hardwood parquet flooring often repolished. “The previous owners were in to very intense wallpaper in the foyer and dining room but introduced it in a tasteful way.” Like any prewar residence, bedrooms are generously proportioned and can accommodate king-size frames. Rare for a co-op, units here can be utilized as pieds-a-terre. Pets are allowed but based on board approval.
An ample but not superfluous number of amenities and all the benefits of the Upper West Side
In the basement, there’s a children’s playroom that, according to Anosike, is well utilized. There's also bike storage and a sizable laundry facility even if some of the more recently revamped residences have in-unit washer/dryers. Other than the rooftop terrace, replete with cabanas, there’s a carefully manicured ground level courtyard. The stately lobby is helmed by part-time door attendants on duty Monday through Friday from 8am to midnight and on weekends from noon to midnight. The super lives on site. The hallways and other common areas are original to the 1920s construction with — as Anosike notes, red doors — but have been well maintained over the past century. “The elevators were recently updated but still have that rich wooden interior that feels very classic.” While there isn’t a garage within the building, street parking is a little easier to find in this pocket of the Upper West Side. A more secure option, the Gloucester Garage is just down West 79th Street as is an onramp to the Henry Hudson Parkway and a subway station served by the local 1 line. The B and C trains stop at the nearby 81st Street Museum of Natural History station.
Residents of 164 West 79th Street are right in the middle of picturesque Upper West Side. While long-established specialty grocer Zabar’s is a few blocks away, there’s also Citarella and Fairway nearby as well. Owner-operated eateries abound along both adjacent Amsterdam and Columbus avenues. The Milling Room and Fred’s are classic American bistros. Reimagined Southern comfort food mainstay Jacob’s Pickles isn’t far either. There are plenty of Mediterranean, Mexican and Thai haunts in the vicinity as well. The main cultural point of interest here is the massive American Museum of Natural History but there’s also the Children’s Museum of Manhattan. To the east, Central Park unfolds with 843-acres of activity-rich green space. The Great Lawn, dense The Ramble woodland and The Met art museum are its closest attractions. To the west, hillside Riverside Park connects to the Hudson River Greenway, a shared running and cycling path that runs the entire western edge of Manhattan.
