A midcentury co-op with access to both nature and urban life

Originally built as a rental apartment in 1956, The Van Cort converted to a co-op in the 1980s. The six-story midrise is named for its most desirable perk: proximity to Van Cortlandt Park, the third-largest green space in New York City. Not only does the co-op offer leafy views and unbeatable access to recreational amenities, but it’s also one block from a subway station and Broadway’s bustling commercial scene. While the co-op’s main selling point is its location, The Van Cort’s living quarters are also quite practical. Inside the red-brick building, one- and two-bedroom apartments align with the neighborhood’s average square footage, yet they sell for very reasonable prices, often below the neighborhood’s average price per square foot.

One- and two-bedroom apartments with large living areas

Although The Van Cort only offers one- and two-bedroom units, the floor plans themselves are versatile. As for one-bedrooms, some of the most desirable apartments have a junior-four layout, in which the windowed dining area can be converted into a small second bedroom, a den or a home office. Both one- and two-bedrooms have spacious living rooms, up to 26 feet long and almost 12 feet deep. Many units include narrow galley kitchens, but some owners have renovated them to feel bright and airy by installing sleek white cabinetry, stainless steel appliances, quartz counters and tiled backsplashes. North-facing units offer the best views, including the park’s arched entrance. Those facing west overlook a paved, canopied pocket park, but the above-ground subway tracks can be seen just beyond the tree line. Prospective buyers can expect to pay between $190,000 and $265,000 for a one-bedroom or $275,000 and $370,000 for a two-bedroom. Recent sales were priced between $223 and $333 per square foot, while the neighborhood averages $347 per square foot, making The Van Cort’s units a nice deal.

Practical amenities include laundry and parking

Some may find the co-op’s common areas outdated, but they cover the essentials. For example, the lobby’s mirrored walls, terrazzo floors and orange wood paneling show the building’s midcentury history, but an intercom system, mailboxes and an elevator meet residents’ basic needs. In the basement, owners can use laundry machines and rent storage units. The co-op also offers a limited amount of gated outdoor parking on the south side of the building, and a superintendent lives on-site.

Proximity to Van Cortlandt Park and shopping centers

The building may be light on amenities, but the neighborhood certainly isn’t. Directly across the street, Van Cortlandt Park is home to the country’s first public golf course, a large freshwater lake and a historical house-turned-museum. Within 15 minutes of the co-op, residents can reach all of this, plus a playground and numerous athletic facilities, including a running track and stadium, ball fields, soccer pitches, tennis courts and an outdoor public pool. The park also offers many hiking and horseback riding trails. Residents can head in the opposite direction for errands, shopping and dining along Broadway. The commercial artery has convenience stores, markets, fast-food chains and numerous shopping centers with staples like BJ’s Wholesale Club and Stop & Shop. Locals frequent Baby Crab for seafood, Teriyaki One for Japanese cuisine and Leche y Miel for Latin American fare. Farther west, Riverdale Avenue has more mom-and-pop shops and locally owned cafes and eateries.

Locals can travel by subway, bus, train or car

The Van Court is only one block from the 1 train at 238th Street. From there, commuters can reach Manhattan’s Columbus Circle in just over 30 minutes. An express bus connects Bronx residents to the east side of Manhattan, reaching Madison Square Park, and six local buses serve the area around the co-op. Just over a mile away, the Metro-North Railroad’s Hudson North line runs between Grand Central Terminal and Poughkeepsie, New York. Drivers can quickly reach Henry Hudson Parkway and Major Deegan Expressway, connecting to Mosholu Parkway to the north and the George Washington Bridge into New Jersey to the south.
