City living in suburban-style Brooklyn

Buyers in search of co-op living within a suburban-style neighborhood in Brooklyn could find that 1818 Newkirk Ave — a six-story, mid-century red-brick building tucked within the verdant streets of Victorian Flatbush — is exactly what they’re looking for. Although amenities here are basic, unit sizes do not disappoint. Apartments are larger than that of the average co-op and there are a few unit lines with private balconies, in addition to a shared courtyard. On top of it all, the nearest subway station is only a five-minute walk away, making the building an attractive choice for many.

Views of treetops from sprawling, mostly two-bedroom units

Built in 1958, the 134-unit building sits amongst similar mid-rise co-ops and historic single-family homes constructed in the early 1900s. Encircled by shrubs and small, well-manicured lawns that add to the street’s greenscape, the building splits into two mirror images at its corner-facing entrance — one half spans the entire block on the building’s Newkirk Avenue side, and the other occupies half the block on its 19th Street side. Recessed fire escapes reduce heft while providing light to interior units. Apartments on the higher floors are open to unobstructed views of the Verrazzano Bridge, Manhattan, treetop canopies or roofs of the surrounding houses, according to their cardinal direction.Inside, two-bedroom apartments, by far, make up the majority of unit sizes, with one-bedrooms a distant second and only a sprinkling of three-beds and studios. Potential homeowners will be pleasantly surprised upon first-time entry to any of the units as layouts are oversized. Most studios are alcove and the average one-bedroom is about 800 square feet. The majority of two-bedrooms clock in around 1,000 square feet or more with many landing between 1,250 square feet and 1,400 square feet. Three-bedrooms are usually 1,300 square feet and up. A three-bedroom, two-bathroom unit sold in the summer of 2024 was 1,540 square feet. All apartments have foyers, hardwood plank floors and closets in almost every room and corridor. Multiple windows in the living area and one each in the bathroom and kitchen, ensure light floods each home. Interior units on the first floor are the only interior units with private outdoor space. Studio prices range between $290,000 and $385,000, and one-bedrooms between $430,000 and $545,000. A two-bedroom can cost anywhere from $495,000 to $995,000. The last three-bedroom — a 1,327-square-foot unit with two bathrooms, sold in January of 2025 for $729,000.

Basic amenities with a mod lobby

The lobby at 1818 Newkirk is reflective of the period in which it was built. Patterned terrazzo floors at the entrance lead to a carpeted, step-down waiting area with curved walls and mirrored columns; bold red furniture completes the decidedly mod aesthetic. The building features a part-time doorman, porter, bike storage and laundry room. A furnished, brick-paved courtyard is adorned with small gardens. The building has in-house parking but there is currently a waitlist. Unfortunately, pets of any kind are not allowed.

Nearby retail, celebrated community fests and two parks

Residents need only walk five minutes to get to Newkirk Plaza, Newkirk Avenue’s small concentration of retail. There, they’ll find a mix of small deli-style grocery stores and places to get a quick bite. A C-Town supermarket and coffee shop anchor the street corners just before the plaza. Three minutes of driving takes residents to Cortelyou Road, Ditmas Park’s main commercial drag where a large number of trendy bars and cafes serve the surrounding neighborhoods. Residents also benefit from a weekly farmers’ market that sets up at the playground on the corner of Argyle and Cortelyou roads. Every spring through fall, neighbors are serenaded by musicians on the porches of their neighbors, a tradition started during the pandemic, as a way for musicians to have a venue to play and neighbors to come together safely. “The neighborhood in the last few years has become famous for Operation Gig, which is the concerts that happen on the porches of the houses in Ditmas Park,” says Erika Sackin, a Douglas Elliman real estate agent and neighborhood resident who helps organize the New York Times and Time Out New York celebrated event. There’s also Artmageddon, the annual free art and music festival featuring Brooklyn-based artists that’s become the largest of its kind in the city. “You get to interact with the neighbors and the community, and there's music and art and they don't charge a fee,” Sackin relays. Further afield is Parade Ground, a nearly 40-acre park seven minutes by car and bicycle, containing several ball courts, a dog run, playgrounds and restrooms. Parade Ground sits directly across the street from Prospect Park, so residents also get proximity to all that park has to offer.

A five-minute walk to the train and a five-minute drive to Ocean Parkway

Residents are only a five-minute walk from the Newkirk Plaza station where the B and Q trains stop. Bus routes on nearby Coney Island Avenue and Foster Avenue one block away take residents around Brooklyn while the BM1 and BM2 go to Manhattan from Cortelyou Road. Drivers are less than a five-minute drive to Ocean Parkway, which puts them en route to Manhattan in under 40 minutes.
