Large apartments in an elegant pre-war building on Brooklyn’s Edge
An elegant, full-service building with spacious residences, set at the end of a cul-de-sac in Brooklyn Heights is what’s on offer at 2 Grace Court. Perched near the edge of the East River and Brooklyn-Queens Expressway, 2 Grace Court offers some owners unobstructed views of lower Manhattan’s skyline, and the Brooklyn piers. The Court Street subway station nearby goes directly into Manhattan and access to several other neighborhoods is easy from this address. “It's very good value for what it offers in terms of a full-service co-op and location,” says Peter Michael Riolo, a Compass associate broker who had two listings in the building in the fall of 2024. “The location is exceptional. You basically wake up, walk out your front door, and you're greeted by the harbor. When you come home from work, you're greeted by the harbor on the way in. It's very peaceful. It's a very low-traffic street, yet it's super connected.”
A whimsical entrance and roomy residences with reasonable costs and high value
Designed in 1930 by Mortimer E. Freehof, architect of several buildings in Brooklyn Heights, the 144-unit structure is designed to allow interior apartments access to light and fresh air. The design creates three intimate courtyards, which separate the six-story structure into four towers, reducing the scale of its imposing 143,000 square feet. Entrance into the building is via the front-facing courtyard which is framed by two Tudor-style stone pillars and a fanciful wrought iron arch. A paved pathway bordered by shrubs leads to a fountain nestled between two gothic-style doors, evoking the whimsy of a medieval fairytale. The lobby with its long corridor, stone tiles, gothic light fixtures and series of arches, is just as enchanting. “It's a different style,” says Riolo. “It’s an intimate type of feel.”
The majority of the residences are one- and two-bedroom units, and they’re all oversized. Most apartments above two bedrooms are combinations. Residences usually come to market in turnkey condition or need very little renovation, which keeps the value high. All apartments have an entryway and windowed bathrooms and kitchens. The cost of a one-bedroom can fall between $540,000 and $820,000. Two-bedrooms range in price from $950,000 to $1.395 million. Three-bedroom units don’t typically come to market, but there was one that sold in 2023 for $2.275 million.
A full-service building with a roof deck
The full-service building has a live-in super and a part-time doorman with weekday hours from 6 am to midnight, and 10 am to around 7 pm on weekends. Storage lockers are available for $400 per month. Bike storage is free. There is a furnished roof deck with views across the river. For those with a green thumb, gardening plots are available for lease at the back of the building. Four banks of elevators are available in the uniquely designed lobby. The building is pet-friendly.
Easy access to three neighborhoods and the Brooklyn Bridge Park
Although tucked away in its short lane, 2 Grace Court's position on the southern end of Brooklyn Heights, allows easy access to Montague Street — the neighborhood’s main shopping street — the buzzy restaurants of Cobble Hill to the south, and trendy Dumbo to the north. Both Montague Street and Court Street are rife with mom-and-pop stores, restaurants and cafes that add to the neighborhood-y feel of the area. Residents can stroll the Brooklyn Promenade, which is only seven minutes away. Brooklyn Bridge Park’s Pier Six Five is the closest pier to the building and has playgrounds, water features, a lawn, volleyball courts, a large dog run and a cafe. From there, it is easy to walk along the water’s edge to the other piers and, farther afield, to Dumbo, where more activities and restaurants await. There’s also Cadman Plaza Park which, on a typical day, is less crowded than the piers.
Connect to subway lines and the highway in a flash
Manhattan is one stop away on the R train at Court Street and about six minutes on the 2, 3, 4 and 5 trains at Borough Hall. Both stations can be reached in under 10 minutes on foot. Drivers can get onto the Brooklyn-Queens Expressway in about six minutes.
