An elegant Emery Roth-designed co-op in coveted Sutton Place
Designed in the early 20th-century by Emery Roth, one of New York’s most esteemed architects, 2 Sutton Place South remains one of the city’s most prestigious co-ops. Situated along Billionaire’s Row and one block from the East River, the 19-story, limestone building consists of two towers that harbor 127 luxurious residences. “It’s one of the most respected co-ops, it’s very established,” says Elese Reid, an agent with Brown Harris Stevens. “A lot has to do with the neighborhood itself, but it’s one of the most desirable buildings in Sutton Place.” Known for its reddish stone base, meticulously restored lobby and high-profile residents, the 1938 midrise embodies the kind of exclusive refinement Sutton Place co-ops are known for: “First of all, it’s a beautiful prewar Emery Roth building right on the corner of 57th Street. It has a grand stance right there on the corner,” Reid adds. “It’s really sophisticated in every way.”
During Christmas time, staff rolls out the red carpet for residents and their guests, quite literally. “They put out red rugs, which personally I think they should keep year-round,” Reid says, who has been an agent in New York City for 28 years. “It’s impressive.”
Prewar design cues with acute attention to historical restoration and service
A few years back the lobby went through renovation, some expected it to drastically change with a kind of newfangled modernism often seen now in luxe developments, but instead, they kept the design in-line with Roth’s original vision. “They kept everything exactly as it was. They’re very proud of the details of the building. It’s clean, simple and elegant, with a little fireplace at the end.” Another rare aspect is the building’s beautiful circular driveway and porte-cochere, which makes comings and goings by car a lot easier. “The doorman acts as both a doorman and concierge. He stands at the front door and goes out and helps people with their luggage or whatever they need help with,” Reid says. “They take great pride in everything they do. It’s just an upscale, well-maintained building.”
Moderately priced, truly spacious studios to four-bedrooms with wood-burning fireplaces
One notable aspect of the building is the extra-large residences. Unlike contemporary Manhattan builds, the prewar design allows for large kitchens, spacious foyers and a surprising amount of square footage. Since the building is nearly a century old, owners have further customized their spaces with luxurious additions, including bespoke libraries and cabinetry, stained glass windows and deep soaking tubs in marble-clad bathrooms. Most kitchens are now outfitted with high-end appliances from brands such as Miele, and some units also have spacious balconies. For instance, Reid’s current listing has its own private elevator and outdoor space: “It’s a classic six apartment, so two large bedrooms and what used to be a staff room, which is now great for an office space.” Some previous shareholders, like Reid’s clients, have also updated the already-oversized windows: “The windows open inwards, so if you’re having a cocktail party, people can open up the windows, which is one of the unique aspects,” she adds. Since the building is prewar, prospective buyers can also expect gorgeous antique molding, hardwood floors and high-beamed ceilings, some with floor-to-ceiling windows, as well as ultra-rare (for Manhattan) wood-burning fireplaces.
Studios have gone as low as $375,000 in recent years, while one-bedrooms typically start at $650,000. Two-bedrooms start at $1.1 million for nearly 1,600 square feet, while three-bedrooms garner $1.9 million and up. Four-bedrooms, although rare, have sold for as low as $1.7 million the last few years.
City and river views from the stunning roof deck
The crown jewel of the common spaces, outside of the restored lobby, is the spectacular, landscaped roof deck. “It’s massive,” Reid says. “It covers the length of both the towers and has direct views of the East River. Plus, you can see 360 degrees.” The large space is also ideal for entertaining: “If somebody wanted to have a big party there, the space is so large that everybody would have their own corner. But even to go up there and have coffee in the morning, it’s just really beautiful.” There’s also a gym in the building, which is in the basement and was renovated a few years back. 2 Sutton Place South, like many prewars, does not have an attached/private garage, but there are five public garages within a one block radius from the building.
Located in one of Manhattan’s most upscale neighborhoods
The term “Billionaire’s Row” aptly signifies the scale of grandeur associated with the neighborhood of Sutton Place. But more than its legacy and wealth, the neighborhood is also surprisingly residential and a far cry from the bustling, organized chaos of Midtown Manhattan. 2 Sutton Place South is located just one block from Riverview Terrace, a waterfront historical landmark, as well as the prestigious Sutton Park, a tranquil greenspace lined with benches and often seen in films. For dining, Au Za'atar, a beloved Middle Eastern spot, is located just around the corner from the building, and Trader’s Joes is less than two blocks away. Although public transportation via bus is available along 57th Street or Sutton Place South, the only downside to the location is the distance from the subway, the closest of which is found at Lexington Avenue/59th Street for the N, R and W trains or the 4, 5 and 6 trains at the 59th Street station.
