The Upper West Side’s tallest residential building

The Upper West Side has long been defined by its pre-war architecture, so it’s hard to miss this gleaming 52-story glass structure in Lincoln Square. Completed in 2022, its 668-foot height makes 200 Amsterdam the Upper West Side’s tallest residential building, although architect Elkus Manfredi nods to its pre-war predecessors with an Art Deco facade. Except this facade incorporates LED backlighting behind the Alabama limestone and steel-patterned exterior. Otherwise, the building’s 112 units fulfill contemporary expectations with walls of windows, the latest amenities and smart home features, attracting both families and empty nesters alike. One bedrooms start at 1,300 square feet and about $3.1 million, with a four-bedroom-duplex that spans 6,325 square feet listing for $40 million. "Our team was inspired by the Art Deco design of many of New York City’s best-loved architecture, including the Chrysler Building, the Empire State Building and especially the famous twin-towered residences such as the San Remo and El Dorado on Central Park West," says David P. Manfredi, CEO and founding principal of Elkus Manfredi Architects. He adds, "The longstanding zoning laws requiring new buildings in Manhattan to step back in order to ensure sky exposure for the neighborhood presented an architectural challenge. The design solution was to carve out step-backs seven times on the east side, bringing sunlight to the street, creating private terraces for residents and imparting a slender building profile," he explains. “It’s worth noting that new development sites are very limited in New York City; it’s not like there will be another building of this kind in this location,” says Peter Zaitzeff, a veteran agent with Serhant and an expert in new development properties. He adds how 200 Amsterdam attracts buyers who live and work in the neighborhood, which helps build a community feel. “It’s not a safe deposit box for foreign investment.”

Pre-war touches in contemporary spaces

The New York-based CetraRuddy firm spearheaded interiors. Founding Principal Nancy Ruddy shared in a press release that local pre-war design guided her team. "To us, pre-war residences are very much about an elegant procession of spaces. We replicated this in our interior architecture for the project, and our material palette was chosen to complement this philosophy, while remaining very effortlessly modern." Ruddy described the use of materials like light oak in the herringbone floors and metal inlays in foyer floors to set apart the space. Kitchens embody the modern/classic aesthetic with Italian oak cabinets, nickel fixtures and hardware, Calacatta marble counters, and marble kitchen hoods meant to evoke classic stone hearths. Built-in appliances, including a Sub-Zero refrigerator and wine cooler, Miele speed oven, dishwasher and warming drawer and Wolf dual range — providing a gas stove and electric oven — round out kitchens. Distinctive living areas feature 10-foot-high ceilings to emphasize the wrap-around windows, which provide UV protection thanks to Low-E coating. They also provide views of Central Park, the Manhattan skyline and Hudson River, depending on each unit’s orientation. Some units also include outdoor space. CetraRuddy prevented rooms from appearing like white boxes by varying elements. For example, en suite bathrooms involve subtle variations of materials and textures. Think heated Iceberg marble mosaic floors, Calacatta Cielo marble walls and white lacquered vanities topped with hammered nickel faucets. Powder rooms impress with Art Deco nods, like hammered metal sinks with Murano glass handles and custom floors with contrasting Vanillish Pearl and Saint Laurent marble. Other Art Deco touches throughout involve hammered nickel door handles and entryway sconces from Jonathan Browning. Not least, units are equipped with Maytag washers and dryers, motorized shades and Nest thermostats. Units on floors 41 through 48 also feature fireplaces.

Large saltwater pool, spa services and Lincoln Center perks

The thoughtful design extends beyond units, with amenity spaces clearly influenced by the culture of Lincoln Center. This included the youngest residents; the pristine children’s play space is dubbed the “Little Composer’s Room,” a musical-themed, light-filled room complete with a red-curtained stage; next door, a soundproofed rehearsal room contains a drum set. Meanwhile, a baby grand piano occupies a corner of the second-floor lounge, home to an enclosed terrace and a separate dining area for private events. Residents are privy to backstage access, presale tickets, and special invites for Lincoln Center performances. The non-performance-related amenities are additional draws, like the steamy 75-foot heated saltwater pool adjacent to a jacuzzi and surrounded by cabanas and plants. Rain showers set to the perfect temperature for rinsing are a nice touch. The pool connects with a private spa area that includes two treatment rooms for massages and facials and separate locker rooms with saunas and steam rooms. There are even showers that combine color, music and light. Nearby, the fitness center designed by The Wright Fit, a specialist in luxury wellness, is geared toward yoga and Pilates, while the golf simulator room is a hit among golfers. Residents can also take advantage of a pet grooming room — or better yet, arrange to have the building’s lifestyle concierge take care of pet needs. This service can also handle everything from arranging travel to installing art.

Ideal for Lincoln Square culture aficionados

Lincoln Square is Manhattan’s undisputed cultural hub, home to the Lincoln Center for the Performing Arts, encompassing the Metropolitan Opera, New York City Ballet and New York Philharmonic. Located at 69th and Amsterdam Avenue, 200 Amsterdam is only four short blocks north, making it a cinch for season ticket holders. For green space, Central Park is two blocks east while Riverside Park is two blocks west. Businesses, including shopping and dining, line Amsterdam, Broadway and Columbus. Cafe Luxembourg, a longstanding Parisien bistro, is a neighborhood gathering spot, as is Shakespeare & Co. for its curated books and small cafe. Also close? The casual Bar Boulud for French country dishes from famed chef Daniel Boulud. Destination dining is nearby in Columbus Circle, where the three-Michelin-starred Masa from chef Masa Takayama is a hot ticket for its omakase menus; the concierge can help nab a reservation. Add in the chic Jean-Georges with its two Michelin stars for French fusion and sophisticated Marea for coastal Italian.

Close subway access

The 1, 2 and 3 trains are just two blocks away at 72nd and Broadway, with express service on the 2 and 3 lines, plus the C and B lines are two blocks east at 72nd and Central Park West. And a few blocks south, 65th Street is a main bus artery to the east side through Central Park. If driving, the West Side Highway is two blocks west.
