A postwar co-op with curved balconies overlooking the treetops of Central Park
Just steps away from Columbus Circle and overlooking Manhattan’s largest greenspace, 200 Central Park South is centered in a highly sought-after area. Developed by Bernard Spitzer and completed in 1963, the Modernist-style co-op is known for its elegantly curved, brick and glass facade and large balconies. Due to the curvature, most all units on the northern and eastern sides have spectacular views of Central Park, which get even better on the upper floors. “Spitzer is well-known for building other really grand and landmark buildings around the city,” says Lauren Weigand, a real estate agent with Compass who currently has a listing in the 35-story co-op. “I think the most special part about it, aside from it being on a desirable block, is that it’s just an iconic white-glove building with a modern, curved facade.” Currently the building’s lobby is under renovation, but the new design is expected to be completed by Q1 2025. “There was no assessment from shareholders for this renovation,” Weigand adds. The entrance’s redesign includes a circular, porte-cochère driveway — right on the corner of Seventh Avenue — as well as a fully attended lobby outfitted with terrazzo flooring, an accent wall and champagne bronze finishes. “It’s going to be amazing when it’s complete,” Weigand adds.
A desirable, fully-serviced building with two live-in supers
Prospective buyers will find that most units have been completely renovated since the 1960s, however the building originally included parquet flooring. According to Weigand, some renovations have included opening up the galley kitchens, adding in high-end appliances or converting a dining nook into a second bedroom. “Many buyers lived in the area [originally] and always had their eye on the building,” she says. “The layouts are a little more unique than the railroad style. It gives you an expansive feel with natural sunlight.” Interiors are pretty standard overall, with walk-in closets and varied finishes according to previous owners, but the real gem of the spaces is what’s awaiting just outside. Private, spacious and elongated, many of the balconies are large enough to include an entire table setting for a dinner party. For instance, in Weigand’s listing, which is an estate sale, the previous residents divided the balcony into two distinct spaces: one with an entrance to the bedroom and the other connecting to the living room. On the eastern side of the building, residents not only have views of the park, but also the New York Athletic Club building (so they don’t have to worry about other full-time residents peeking in directly across the street) and Alwyn Court, a gorgeous prewar building on 58th Street.
Although the building originally included 309 units, many have since been combined, some with up to three units totaling over 5,000 square feet. All units on the E through I lines have balconies, which stop at the 22nd floor, while the south side of the building only has a few balconies and faces 57th Street.
Studios to three-bedrooms units available
Studios can go as low as $675,000, while one-bedrooms typically start at $1.49 million and average around 1,050 square feet. Two-bedrooms run between $2.7 million to $4.3 million, and $3.5 million to $5.9 million for anywhere between 1,740 to 2,800 square feet.
A range of perks offered for residents
In addition to the renovated lobby, which will be unveiled at the end of 2024, the building has a beautiful roof deck with skyline views. The only drawback is that it’s primarily an observation deck and does not include furnishings — yet. That’s due to the fact the building is working on making it ADA accessible, as currently residents have to go to the top floor and walk one flight of stairs. Still, it has extraordinary views: “You’re able to see the Macy's Day Thanksgiving parade and the Ball Drop on New Year’s Eve,” Weigand says. “You have 360 views of the city.” In the basement, there’s also a recently renovated fitness center, which includes two Pelotons, a ballet bar and all the equipment one might expect.
Many units have in-unit washer/dryers, but there’s also a large common laundry room in the basement which is card operated. The building also has an attended package room, a valet dry cleaning service that’s open during typical business hours until 6:30 p.m. and two live-in supers. Storage spaces currently start at $100 per month for a single and $175 for a double. Parking is also available and the shareholder rate is currently $595 per month, but it’s managed through a third party. Lastly, the building allows pets and pied-a-terres.
Close to all the attractions of Midtown Manhattan
“It’s one of the most desirable blocks of Central Park South,” Weigand says. “You’re steps away from Columbus Circle and the Theater District. It’s so magical during the holidays as well.” Central Park is directly across the street from the building and several train lines, including the A, C, B and D trains, can be accessed a few blocks west at Columbus Circle. For musical entertainment, Carnegie Hall is two blocks south and major retailers and boutique shops can be found just two avenues east along Fifth Avenue. Lincoln Center, MoMA, Carnegie Hall, and Radio City Music Hall are also all close by.
