Corbin Place is the unofficial boundary between Brighton Beach and Manhattan Beach, but most consider this pocket part of the former. The beige-brick co-op from 1961 is a block east from the end of the Coney Island Boardwalk (formally called Riegelmann) and the famed Brighton Beach. About seven blocks east, the beach part of Manhattan Beach is smaller and mostly known to locals. Either way, residents are attracted to 200 Corbin Place for its proximity to the water, building amenities and well-maintained apartments representing a good value. The co-op now welcomes buyers who need to take out a mortgage, although the building works with a preferred lender.
Renovated apartments with balconies
There’s no escaping certain postwar features like galley kitchens and parquet floors in many of the 118 units, but most listings reflect move-in ready apartments that have been remodeled with high-end touches. These include crystal light fixtures, quartz counters and backsplashes, custom closets, French doors, fully tiled bathrooms, walk-in showers and dishwashers. The most desirable units also feature balconies with ocean views, although balconies are only accessed via bedrooms.Apartment layouts span studios to four-bedrooms; one- and two-bedrooms are the most common. A rare studio came on the market in 2025, offering 550 square feet for $425,000. The space accommodates a full-size bed, small table and loveseat and includes a separate kitchen. One-bedrooms become available far more frequently. Starting at 650 square feet, these often have enough room for a dining area and possess ample kitchen counter space. A 2024 sale of one needing some updates went for $280,000. Two-bedrooms aren’t in short supply either and often include two baths. Dedicated dining rooms and foyers are typical, with overall space ranging between 900 and 1,200 square feet. A fully renovated two-bedroom listed for $575,000 in 2025.
Attended lobby and indoor parking
The seven-story building includes a spacious attended lobby, live-in super and maintenance staff. Key fobs and cameras provide extra security. The basement contains a small laundry room with 10 washers and dryers and a cramped fitness center with kickboxing equipment. There’s also an indoor garage parking for $275 a month with no waitlist. The lobby, laundry room, hallways and intercom system have been recently updated. Pets are allowed as well.
Quiet section steps from the beach and businesses
The co-op is on a quiet residential street and among the last of the high-rises that typify Brighton Beach, before the following block changes to the large single-family homes that define Manhattan Beach. The building is also a block from the quiet end of Brighton Beach. The area gets busier near Brighton 6th Street come summer, where the boardwalk businesses start, and really picks up around Brighton 5th Street, where popular Russian hotspot Tatiana is a longtime community gathering spot. The boardwalk attractions continue to the Coney Island side, anchored by Luna Park, an even older boardwalk attraction. Even in winter the boardwalk is populated by dog walkers, cyclists and runners.200 Corbin Place is also at the intersection of Brighton Beach Avenue, an extended business strip that parallels the boardwalk. Some of the retail and restaurants closest to the co-op include an Uzbek eatery, small grocers and hair salons. NetCost Market is also close, a local chain specializing in Russian and Eastern European fare and known for its fresh, affordable produce. Nearby Manhattan Beach is mainly residential but offers another beach option, along with a playground and dog run. Kingsborough Community College is located in Manhattan Beach too.
Nearby buses and trains, although many locals own cars
Even though many essentials and leisure options are within walking distance, it is helpful to have a car since much of South Brooklyn is spread out with limited train access. The nearby Belt Parkway connects to Staten Island, Manhattan and Queens. JFK International Airport is 13 miles away in Jamaica, Queens. The nearest trains are the express B and Q lines at the elevated Brighton Beach station, which is almost half a mile and not accessible. It takes roughly an hour to reach Midtown. Buses travel along Brighton Beach Avenue and Oriental Boulevard with nearby stops.
Investor-friendly but flood-zone risk
Investors are encouraged, and numerous units have been listed with an existing tenant. Subletting is allowed after two years of occupancy, with board approval.The co-op is in a severe flood zone, ranking nine out of 10 on First Street; Superstorm Sandy devastated the waterfront communities of Brighton and Manhattan beaches in 2012.
