A strong example of Art Deco architecture in the center of the Upper West Side

A popular style in the 1920s and ’30s denoting a certain level of luxury, Art Deco was a slightly more ornamental counterpoint to the austere pared-back lines and block construction of International Style Modernism. This approach was defined by the use of sleek geometric forms; verticality; both industrial and high-end natural materials; and classical — if abstracted — flourishes. As evidenced in the 1931-built 200 W. 86th St. co-op, symmetry was still an important consideration. This sizable 19-story residence commands presence on its corner orientation with two eastern and western wings flanking a central core with a taller, decidedly monumental, capital. While this yellow-beige brick building might not have all the elaborate detailing found in other emblematic Art Deco structures — mostly located downtown — it has the attributes of this quintessential New York style that count. “The large sunken living rooms are partially enclosed by detailed railings,” says Joan Kagan, an agent with Compass who has sold many units here. “The layouts are generous with secondary bedrooms the same size as principal ones in other comparable residences in the area. The double-height lobby is an Art Deco masterpiece.” It’s helmed by full-time door attendants and a daytime concierge.

Besides the scale and quality construction of its 225 units, 200 W. 86th St. also has a good number of meticulously maintained amenities spaces. “In addition to the co-op being white glove and full-service, it’s also perfectly situated in the epicenter of the Upper West Side,” Kagan adds. “There’s a local subway station — the 1 line — right around the corner. The crosstown M86 bus stops right outside the canopied entrance. There are signature neighborhood haunts like Jacob’s Pickles and Barney Greengrass just down and up adjacent Amsterdam Avenue. It’s equidistant to Central and Riverside parks. There are also world-class cultural venues nearby.”

Solid construction one- to three-bedrooms with varying degrees of renovation

“One always enters through a ‘dining gallery’ space before stepping down into the living room,” says Kagan. “All of the galley kitchens and bathrooms have windows.” While it’s harder to open up the living areas to create singular entertainment spaces because of the solid construction of through-plaster walls, they’re well-proportioned. Most top-floor residences include setback-anchored, views-rich terraces which account for a slight premium in price. “The one feature that might be a plus for some and a drawback for others is that almost all of the bathrooms are en suite, which means that guests need to go through bedrooms to gain access,” she explains.

While one-bedrooms with approximately 780 square feet of space on average sell for around $750,000, two-bedrooms — some combined with three bathrooms and larger primary suites — fetch between $1.5 million and $2.2 million, depending on size and position in the building. A handful of three- and four-bedrooms can exceed the $5 million mark. They include an expansive triple-exposure penthouse with eight rooms and unobstructed Hudson River views. The residence last sold in 2020 for $5.6 million. On the market with Kagan in winter 2025, unit 7C is a two-bedroom with well-restored original architectural features like solid oak herringbone-pattern flooring, high-beamed ceilings and vintage door hardware. The kitchen features new stainless-steel appliances. As is normal for a building of this age, the level of renovation varies greatly from unit to unit. Hardwood flooring and dishwashers are the norm throughout. Even as 200 W. 86th St. was going through a Local Law 11 brickwork update in early 2025, there were no assessments in place as the co-op is financially sound.

Ample amenities and the best qualities of the highly desirable Upper West Side nearby

“I love taking people to the basement because they can see how well-maintained the building is,” says Kagan. Here residents will find a sizable laundry room, although they can install in-unit washer/dryers based on board approval. There’s also storage and a bike room but a long waiting list in place for the former. The playroom doubles as a community lounge. The shared rooftop terrace is fully furnished and faces south. The fitness room is well-equipped and has an annual membership fee of $350.

Located on West 86th Street between Amsterdam Avenue and Broadway, the co-op is near some of the neighborhood’s best restaurants, especially those that line a short stretch of adjacent Columbus Avenue. They include fusion Kosher and Italian eatery Noi Due Cafe and health food mainstay Thyme & Tonic. The Consulate UWS is a cozy French bistro and popular watering hole. While the world-famous specialty market Zabar’s is just a few blocks south on Broadway, there’s a Key Food right around the corner. Nearby cultural attractions include the massive American Museum of Natural History and the Children’s Museum of Manhattan. Historic Beaux Arts-style condominium the Belnord — where the popular series “Only Murders in the Building” takes place — is right across the street. A few blocks east, Central Park abounds with 843 acres of activity-rich greenspace. Closest to 200 W. 86th St. is the jogging path-encircled Jackie Kennedy Onassis Reservoir. Toward the west, Riverside Park unfolds with hillside playgrounds and pathways that connect to the Hudson River Greenway, a running and cycling route that lines the entire western edge of Manhattan. For residents that keep cars in nearby garages, there are ramps onto the Henry Hudson Parkway at the end of West 79th and West 96th streets.
