Classic postwar co-op that presents a good deal in Bensonhurst

Buyers seeking a solid building with good bones at a below-average price for NYC can look to 2155 82nd St. in Bensonhurst. The red-brick, seven-story co-op dates to 1962 and lacks many distinguishing features. Those who buy here are not paying attention to aspects like architectural styles, says Jerry Minsky of Douglas Elliman. “Many are practical buyers,” according to Minsky, who has sold a number of units here. “What’s more concerning to them is the spaces in those types of buildings.” That said, “It’s a true old-school Brooklyn building that has held up really well and the values are really good.”

Roomy layouts that attract long-term tenants

Quite a few of the 88 apartments, like the facade and lobby, feel dated. Yet it is possible to find gutted units with new hardwood floors and fully redone kitchens and baths. “The room sizes are really great; it makes a good impression,” says Minsky. Additional postwar aspects include galley kitchens and large windows. Minsky mentions how south-facing apartments also feature good views of the Verrazzano Bridge. Air conditioners are either window units or through-the-wall, and dishwashers are not a given. However, the apartments are well-maintained thanks to the live-in super; in fact, Minsky just sold him a one-bedroom apartment. “I think he would come with the building if they ever changed management companies,” Minsky says. “He’s really on top of that building.” The co-op is a mix of studios through two-bedrooms, with studios offering between 450 to 550 square feet. In 2024, a fully renovated studio went for $239,000. One-bedrooms range between 600 to 800 square feet with a recent sale closing for $270,000. Two-bedrooms average 800 to 1,200 square feet; these include a half bath or two bathrooms and don’t come on the market as often, with an early 2024 listing selling for $490,000. Subletting is allowed after two years, although most are owner-occupied. “There’s not much frequency in movement there,” Minsky says. He adds that all of his listings have sold within 30 days.

A live-in super takes good care of the building

In addition to the live-in super, there’s a small, well-kept laundry room on the ground floor and a waitlisted parking garage. The co-op is also split into two wings with an elevator on each side. “The lobby is not hip, but it’s nice,” Minsky says. An assessment for building upgrades ends in April 2025, which covered improvements for the facade and laundry room, among other areas, and common charges are on the low side and include gas, heat, water and property taxes.

Close proximity to shopping and transportation

Minsky shares that this tree-lined block is filled with homeowners, and that the side street location is also appealing compared to busier sections of the neighborhood. That includes the 86th Street corridor, a main shopping district four blocks away that stretches underneath the elevated D train. Businesses run the gamut, including Uzbeki, Turkish, Mexican and Chinese restaurants and halal and Asian grocers. Some nearby favorites include Ji Bei Chuan Noodles for hand-pulled noodles and Grotto Azzurra for thin-crust pizza. Other commerce includes chain clothing stores and independent pharmacies. For kids, the Seth Low Playground is five blocks away along Bay Parkway.

Nearby trains and buses, but cars are helpful

The D train at Bay Parkway is about a five-minute walk, and residents can also reach the N line in about 15 minutes at Kings Highway. Though elevated, the Bay Parkway station is accessible; commuting to Midtown takes about an hour by subway. Buses also run along Bay Parkway and 86th Street. Since Bensonhurst is spread out, cars come in handy for food shopping or reaching the waterfront Caesar’s Bay Shopping Center, anchored by Target. The main downside to car ownership is trying to find street parking. The Belt Parkway wraps along the waterfront and is conducive for drivers heading to Staten Island, New Jersey, Queens or Manhattan.
