Decorous and centrally located Murray Hill address
Though Murray Hill might not be the most emblematic New York neighborhood, it boasts some of its most auspicious housing stock. Centrally located along Manhattan’s east side, the area situates just south of bustling Midtown and just north of the hip Flatiron District. Linking the city to points east, the Midtown Tunnel enters the city through this relatively quiet pocket. “Though its perhaps not as hyped as say the West Village, SoHo or even adjacent Gramercy Park, Murray Hill is a great place to live,” says Melissa Hernandez, an agent with Douglas Elliman. “There’s also decent value when it comes to price per square-footage." 220 Madison — colloquially called The John Murray House — is a stately prewar co-op building with restraint ornamentation including a white stone pilaster and stringcourse facade. The well-proportioned structure, rising a mere 15 stories and containing just 189 units, has held sway over the neighborhood’s western edge since it's completion in 1941. “It has a beautiful rooftop with unmatched panoramic views of the nearby Empire State Building, recently updated common areas and well-preserved historical details such as crown molding, high beamed ceilings and hardwood parquet flooring,” Hernandez describes. “The mechanics of the building are also top-notch.”
Competitively priced studios to combined three bedroom duplexes considering location
Considering how close 220 Madison is to Bryant Park, Grand Central Terminal and most of Midtown Manhattan’s office towers, its residential offering is competitively priced. While 550 square foot studios — often available in two types of layouts according to Hernandez — tend to sell for an impressively low $500,000, slightly larger one bedrooms top out at $800,000. Two bedrooms barely surpass the $1 million mark while combined three bedroom units — some duplexes with elegantly installed, period-appropriate stairwells — fetch between $2 million and $3 million. Several residences on the 10th, 14th and penthouse levels benefit from sizeable set back-anchored terraces wrapping 220 Madison’s bold but not overly ostentatious massing. Like with any older building, the state of renovation varies greatly from unit to unit. Conditions slightly impact pricing.
Sufficient amenities and advantageous proximity
While some of the larger and recently updated residences include in-unit washer/dryers, there’s also a well-equipped laundry room in the basement. It’s joined by a large-enough bike room and an ample amount of storage units. The building also operates a large subterranean parking garage which is ideal for those residents looking to utilize the nearby Midtown Tunnel and get out of town for a while, perhaps to The Hamptons or Upstate New York. It also generates revenue for the co-op and keeps monthly fees down. 220 Madison’s recently restored lobby is helmed by 24/7 door attendants and gives way to a small lounge. The 16th floor rooftop has plenty of seating as well, but 220 Madison’s main amenity is, undeniably, its location.
As previously mentioned, Midtown is a short stroll northwest while the Flatiron District and other trendy Lower Manhattan neighborhoods are found toward the southwest, areas that are also easily accessed using the 6 local subway line that stops at 33rd Street or the B, D, F, M, N, Q, R and W lines that serve the especially connected 34th Street Herald Square station. In that direction, the Midtown South neighborhood features nightlight and foodie hotspot Koreatown, as well as the legendary Macy’s department store. Indian food pocket Curry Hill lines a short stretch of 3rd Avenue between East 33rd and East 27th streets. 220 Madison sits directly across the street from equally storied museum The Morgan Library and is around the corner from cultural venue Scandinavia House. The East 28th Street Whole Foods grocery store covers all essentials. There’s also a more cost-conscious Trader Joe’s on the corner of 3rd Avenue and East 31st Street.
