Competitively priced prewar co-op in Sheepshead Bay

This six-story, red-brick structure from 1941 blends in with Ocean Avenue's many mid-rise buildings. Technically, 2375 Ocean Avenue is located in a small pocket called Madison, but most locals don’t use that name. According to a New York Times poll formulated into “An Extremely Detailed Map of New York City Neighborhoods,” most people consider this Sheepshead Bay. The co-op represents a good value for those who seek a suburban-like environment, don’t mind a longer commute to the city and can walk to many needs, including trains, restaurants and shopping, in about 15 minutes.

Simple apartments with many one-bedroom layouts

The 66 apartments are basic but functional, with minimal updates to galley kitchens or windowed bathrooms. Yet preserved prewar details add character, including arched doorways, built-in shelves, crown moldings and inlaid parquet floors. Vintage bathrooms still contain built-in hampers and green wall tiles bordered in black. Layouts range from 450-square-foot studios to 1,200-square-foot two-bedrooms; one-bedrooms represent the majority and average 800 square feet. Apartments don’t come on the market often since there are only 66 units. In 2025, a two-room studio listed for $199,000 with $550 in monthly maintenance fees. A one-bedroom listed for $295,000 and contained enough space for a dinette and a king-sized bed. A two-bedroom last sold in 2023 for $479,000. Apartments facing the back are quieter than those facing Ocean Avenue. Though the avenue is primarily residential, it is a major artery for cars and buses.

Basement laundry and live-in super are the main amenities

Amenities include a live-in super, a large basement laundry room, a vintage elevator and a security camera. The lobby, with its mosaic star floor, stained glass windows, crown molding and arched windows, reflects the co-op's Art Deco past. Subletting is allowed after the standard two-year ownership period. Monthly fees are low and include property taxes, heat and hot and cold water.

Tree-lined avenue is a walk or bus ride away from trains, shopping and dining

Ocean Avenue is a residential section within walking distance of numerous Orthodox synagogues. Kelly Park Playground is nearby, but locals can take a bus or car to Marine Park for green space. The 530-acre park, filled with salt marshes and grasslands, is larger than the better-known Prospect Park in North Brooklyn, containing everything from an 18-hole golf course to boat launch sites. Local restaurants and businesses line Avenue U and Nostrand Avenue. Kings Highway is another central shopping corridor for local retailers and chains such as Target and T.J. Maxx. There’s also a cluster of Turkish restaurants and businesses along this stretch. Independent supermarkets are the main option, located along Avenue U and Kings Highway.

Buses and trains are convenient, but cars come in handy

The nearest trains are the B and Q at the elevated Kings Highway station, half a mile from the co-op. It takes roughly 45 minutes to reach Midtown. Buses conveniently run along Ocean Avenue. Otherwise, getting around by car can be easier, which is true of much of southern Brooklyn since it’s spread out. Street parking isn’t the easiest, but it’s not impossible either.
