A 16-story Neo-Renaissance tower overlooking Central Park

Rich architectural details are among the hallmarks of 239 Central Park West, an 84-unit co-op building completed in 1926. The original design by Sugarman and Berger, the architecture firm behind the New Yorker Hotel, blended Neo-Renaissance and Italian Gothic motifs in a medley of pale brick, stone, ironwork and terra cotta, with an intricate arched entryway flanked by a pair of carved lions clutching lanterns. “It has a quiet elegance,” says Corcoran broker Deanna Kory, who recently sold a penthouse at the 16-story building. “All of the layouts are generous and generally sell really quickly.” Adding to the appeal is white-glove service and a park-facing location just blocks from the American Museum of Natural History and within easy reach of numerous other cultural institutions such as Lincoln Center and the New York Historical Society. “Whenever I walk in, I’m greeted by friendly faces,” adds Kory. “The staff have been there years and are very good at what they do.”

Classic prewar layouts starting at $2.25 million

The original spacious prewar proportions are intact throughout the building, which features a range of two- to four-bedroom units split into two wings. “It’s got a large ‘classic seven’ and ‘classic eight’ in the front and three apartments — two ‘classic sixes’ and a ‘classic seven’ — in the back,” explains Kory, referring to the number of rooms. The floor plans tend to include formal entryways, walk-in closets and breakfast areas. Crown molding, beamed ceilings and architectural millwork are common elements, and some apartments have been recently updated by top-tier talents, among them John B. Murray and Cullman & Kravis. While there’s not private outdoor space, residents have Central Park as their sprawling front yard. Prices start at $2.25 million and go up to $5.4 million for the largest listings. “The board is very reasonable,” adds Kory. “There’s a preference for owner occupancy, and they’re not big on pied-a-terres.”

A renovated fitness center and storage are main amenities

“The primary amenities are the laundry room, decent sized storage units and a very nice gym that was updated not so long ago,” says Kory, adding that another perk is the intimate size. “It’s not a big building like some others on Central Park West that are quite large. This is half a block, with only five apartments per floor.” The staff, which includes doormen and a live-in super, are also an asset. “Many people report feeling welcome when they come through the door, which is a distinguishing factor.” The two elevator banks further enhance the boutique feel. “You never wait for elevator — it's a rare occurrence.” Pets are also permitted in the building.

Prime location across from Central Park's playgrounds, lawns and reservoir

Facing Central Park and located just three blocks from the American Museum of Natural History, 239 Central Park West is set along one of the most desirables streets in Manhattan and within the Upper West Side's Historic District. The surrounding area, especially nearby stretches of Columbus and Amsterdam avenues, is home to a mix of high-end stores, buzzy restaurants and everyday conveniences, such as pharmacies and dry cleaners. Popular dining establishments include Tasca, Spiga, Elea, Jacob’s Pickles and Good Enough to Eat, the last of which is a neighborhood brunch staple. Groceries can be picked up nearby at a large Gristedes, as well as at Zabar’s, which takes about 15 minutes to walk to. Neighbors include the Rodeph Sholom synagogue and school, with 400 preschool-Grade 8 students, on 84th Street.

The B and C trains are easily reachable

The building is positioned in between two subway stations along Central Park West, 81st Street and 86th Street, where the B and C trains both stop. The 1 train stop at 86th and Broadway is also within walking distance and connects to the express trains at 72nd Street. The M10 bus makes stops in front of the building and travels between Columbus Circle and to Hamilton Heights in Upper Manhattan. There’s also cross-town bus service courtesy of the M86, two blocks away. For those who bike, a trio of Citi Bike docks are located within three blocks of the building. No parking is available within the property, but a garage is located on 82nd Street and Central Park West.
