Its location on a landmarked block within Brooklyn Heights — New York City’s first historic district — means the charm emanating from the tree-lined street on which 24 Monroe Place sits, will remain for the foreseeable future. Designed by Mortimer Freehof, the 12-story, 1928-built structure is the only co-op and one of two midrise buildings on the street, which is otherwise made up of red-brick or brownstone townhouses. “I just think it's a really quaint block,” says Joanna Mayfield Marks, a Brown Harris Stevens agent selling one of the building’s maisonettes in the fall of 2024. At first a country retreat for well-to-do Manhattanites, Brooklyn Heights is now the primary home of most who live there and still every bit as desirable a neighborhood as it has been since its establishment in 1814. “It’s the location. People want to be there — it’s close to everything, it’s one stop to Manhattan and it’s historical,” Mayfield Marks says. At 24 Monroe Place, buyers can expect to find roomy, light-filled apartments surrounded by green space and incredible views, plus a short walk to Dumbo and Brooklyn’s most developed waterfront. Anyone looking to live an idyllic city lifestyle that includes the usual conveniences but comes with a peaceful block and a spacious home could find that 24 Monroe Place is exactly what they’re looking for.
Lots of windows and a dedicated living/dining room
Two maisonettes anchor the building, their presence distinguished by light-colored stone on the first two floors of the otherwise red-brick facade. “The maisonettes can be used as professional space, so they have a slightly higher maintenance than other units in the building,” says Mayfield Marks. But the moderate extra pricing is worth it, as there is a lot to be enamored with here. For a little over $1.05 million, a buyer gets a 1,236-square-foot, two-bedroom, one-and-a-half-bathroom unit that they can use professionally. The spacious live-work dwelling has windows in every room (east, west and south exposures) and gets beautiful sunlight in the evenings. Like most of the apartments in this building, the residence has had renovations that present a contemporary aesthetic while retaining some original pre-war features such as high, wood-beamed ceilings; crown molding and wooden floors. The kitchen is open to the living area and is found upstairs, along with the second bedroom and full bathroom. Units in the building mainly have one or two bedrooms, and all two-bedrooms come with two baths. Apartments in each line are similar, but most have had some form of renovation and can look starkly different from each other. One special feature of all original layouts is that there is a dedicated room that serves as either the dining or living room, something not usually found in most contemporary homes. In-unit laundry setups, dogs and sublets are not allowed.
One-bedroom residences cost between $550,000 and $699,000. The average two-bedroom falls between 1,200 square feet and 1,300 square feet and starts at $1.4 million. There are very few three-bedrooms, but a three-bedroom penthouse with 1,975 square feet of space, was sold in September of 2024 for $2.65 million. With only 53 residences in the building, Mayfield Marks says “in general, turnover is not tremendous because a lot of the units are fairly large.”
A 'fantastic' super, air condition, storage and a roof deck
Staff at the building include a full-time porter and a live-in super. “He's fantastic,” says Mayfield Marks. “He's been there for about a year, and everyone raves about him.” The lobby and laundry room have recently been updated and there is package and mail space, plus keyless entry. Bike and unit storage are available, in addition to air condition storage, which the super handles. Roof deck views are “outstanding,” says Mayfield Marks, providing unobstructed vistas of the water, Manhattan and downtown Brooklyn. Parking is only available outside and there is a waitlist.
Less than a 10-minute walk to major points of interest
Residents of 24 Monroe Place have only a seven-minute walk to the Brooklyn Heights Promenade via Pierrepont Street on their block’s corner. The pedestrian walkway sits above the Brooklyn-Queens Expressway and offers expansive panoramas of lower Manhattan, the East River, the Statue of Liberty, Ellis Island, the Brooklyn Bridge and many other landmarks, making it an oft-visited spot for locals and tourists alike. Cadman Plaza Park is only three minutes on foot and provides numerous lawns, walking trails and dog-friendly areas. A 10-minute walk via the plaza gives residents a choice between strolling the trendy cobblestoned streets of Dumbo or joining in on activities such as kayaking, fishing, skating or any of the numerous activities taking place at any given time at the 85-acre Brooklyn Bridge Park. River Cafe on the park’s waterfront is hands-down a favorite fine dining spot of building residents and Mayfield Marks. “It's expensive, but walkable from the building. I would walk there from Flatbush if I had to.” A local supermarket is nearby on Montague Street, the neighborhood’s main shopping street where mom-and-pop cafes and boutiques can also be found.
Five minutes to Manhattan plus a ferry and the highway
Transportation options around 24 Monroe Place make traveling within the city as ideal as it gets. The 2 and 3 trains at the Clark Street station (which is only a three-minute walk from the building) bring subway riders into the Financial District in just five minutes. Four minutes away at the Borough Hall/Court Street station, locals will again find the 2 and 3 trains, in addition to the N, 4 and 5 lines. The East River Ferry is a great option for getting into Manhattan as well; it leaves from Pier 1 at the Brooklyn Bridge Park and takes fewer than 15 minutes to arrive at Pier 11 in FiDi. The Brooklyn Bridge Promenade which leads from the street to the Brooklyn Bridge is only a six-minute drive and 20 minutes on foot. The BQE is also close by.
