A light-filled tower with ‘fantastic’ bones in Hudson Square

The 12-story, glass-and-steel building at 255 Hudson St. in Hudson Square is “a great building in a great location whose original bones are fantastic,” according to Caitlin Williams, a Corcoran agent who has done business there. "And it is a place where you have opportunity for long-term growth from an investment standpoint,” she adds, noting the new Google and Disney offices that have opened in the neighborhood. Designed by Handel Architects, the front- and back-facing facades are glass, but the walls on either side are made from folded, precast concrete. “At night, light spills to the street through slanted zinc panels at the base of the building,” according to the Handel website. During the day, however, it’s the residences getting the light. In addition to the plot of land the condo sits on, the lot behind it, facing Renwick Street, was also acquired by the developer and is part of the property. “Renwick is normally a very narrow street, but here you get a lot of width, and therefore you get more sun and more sky,” Williams notes. “And to the East, you have a wide avenue there, so you get a ton of light.”

Quiet condos with sizable bedrooms, some with outdoor space

The condo has 64 units, ranging from studios to three-bedrooms, as well as a select number of incorporated townhouses. Residences feature 10-foot ceilings, hardwood floors, open dining and living areas with passthrough kitchens and plenty of closet space. Despite the building’s proximity to the entrance to the Holland Tunnel and railway terminal, its double-paned, floor-to-ceiling windows keep it “very quiet,” and the combination of tall ceilings and walls of windows allows for even more light, she says. In addition, Williams notes that the bedrooms are well-sized, unlike some newer developments where bedrooms can be “tiny” and only big enough for a bed. “Here they actually put ample square footage in the bedrooms so you can have other furniture, aside from just the bed,” she notes. “If you’re only going to sleep there, OK, but otherwise it’s tough.” In the fall of 2024, Williams sold a two-bedroom, two-and-a-half-bathroom unit on the sixth floor for $2.1 million, while a penthouse with two bedrooms and a balcony was listed for $3 million. A 10th-level one-bedroom sold for $1.75 million around the same time. Studios and three-bedrooms are less common, with the last sale of a three-bed, also on the 10th floor, in January 2023 for $3.42 million. The most recent sale of a studio was in 2011; it fetched $1.235 million. The building also has three duplex townhouses with expansive gardens that extend into the land behind the tower. Townhouses feature transitional floorplans that lead outside, custom kitchens with islands and two- or three-bedroom suites. Two were listed in the fall of 2024, a more than 2,500-square-foot unit with three bedrooms and a 26-foot-wide garden for nearly $4.3 million and a two-bedroom, 1,836-square-foot abode listed for $3.5 million.

A landscaped roof deck and a friendly staff

The condo has a rooftop providing city views, a green wall and tables and chairs. It’s a full-service building with an around-the-clock doorman and a live-in super. “The building is really friendly,” notes Williams. She sold a unit for a young family of four who stayed in the area, and “they still walk their oldest son over to the building to say hi.” There’s no parking in the building, although there is a garage less than a block away from the building.

Google and Disney offices fuel growth of Hudson Square area

Hudson Square is “at the crossroads of the West Village, TriBeCa and SoHo,” Williams says. “This block is a little more residential and not as commercial. It’s quieter and further removed, but also just two blocks from the action.” Once known as New York City’s printing district because of the number of publishers and print shops, the area is now home to Google, which opened its 1.3-million-square-foot New York headquarters in a former freight terminal in early 2024, and a 22-story building designed for Disney and ABC completed construction in August of the same year. That’s bringing a techie cohort to the area, a mix of mid-rise buildings from the early 1900s (many large enough to hold presses) and new towers. A 2013 rezoning effort helped usher in around 3,300 new housing units to the neighborhood, according to The New York Times. Sidewalks and a bike lane were added, while vacant parking lots at the entrance of the Holland Tunnel were transformed into green spaces known as Freeman Plaza. More than 530 trees have been planted. Residents of 255 Hudson can get a craft cocktail at Foxtail, a speakeasy-style bar, or the rooftop ART Soho, both of which are around the corner from the building in the Arlo Soho hotel. Or LTD Pizza and Bar offers a casual option at the corner. Japanese, Greek and French fare can also be found within a few blocks of the building. Hudson River Park — with courts, walking and biking paths and river and skyline views — is a less than five-minute walk. City Winery, which offers intimate musical performances alongside food and wine, is in the park, about 15 minutes from the condo. For groceries, there’s a Trader Joe’s on Spring Street, about five minutes on foot.

Walkable to C and E at Spring Street

The C and E trains are about two-and-a-half blocks away at Spring Street, and it’s about a five-minute walk to the local 1 and express 2 trains at Canal Street. Since the Holland Tunnel and I-78 are right there, drivers have quick access to New Jersey, depending on traffic. West Street, which leads to the West Side Highway, is also blocks away.
