A Kensington Art Deco co-op with spacious homes on a major thoroughfare
Built in 1930, the six-story, 77-unit co-op at 260 Ocean Pkwy in Kensington is located at the beginning of one of Brooklyn's major roadways. The well-trafficked Ocean Parkway stretches nearly five miles from Church Avenue to the water's edge in Brighton Beach.
At 260 Ocean Pkwy, the Art Deco co-op's facade of bricks in pale shades of brown features a simple and streamlined pattern of horizontal and vertical bands. A lobby with preserved period details joins the building's two wings, and an extended central walkway bisects a manicured landscape of Japanese Maples, hydrangeas, a pair of towering evergreens and two whimsical heart shapes formed with red begonias.
On a recent visit, residents described the building as very well-maintained, praising the co-op's attentive super of 32 years. "He's probably sitting in his car watching us right now," one joked. (Indeed, he appeared minutes later. Upon hearing the positive reviews, he demurely responded, "The real estate brings people, not me.”)
Owners also valued the co-op's Kensington location, prewar charm and perhaps most of all, the spacious apartments. "Compared to new construction, the space is incredible. My friend in the building has a one-bedroom, and it's, like, 800 square feet," said a seven-year resident looking to move to an address that offers comparable space in a different public school district. "It's been hard."
"I personally have never loved the hearts," she added, motioning towards the quirky landscaping flourish. "But it's a great building."
Large apartments with lots of prewar details
Homes at 260 Ocean Parkway range from one- to three-bedrooms, with one-bedrooms making up a significant portion of residences. One-bedrooms measuring a maximum of 1,000 square feet list for between $300,000 and $500,000. Two-bedrooms as large as 1,150 square feet start at $570,000 and three-bedroom apartments up to 1,250 square feet ask $730,000 or less.
Homes include prewar details such as sunken living rooms with railings, arched doorways, built-in shelving, high ceilings and, in some cases, entry foyers with closets and windowed kitchens and baths. Many units have been freshly renovated to update kitchens and bathrooms while preserving the original architectural charm.
Live-in super, shared laundry room and security cameras
In addition to the live-in super, there is a porter. Amenities include a shared laundry room, bike room and storage. Security cameras are installed throughout the building and on every floor, and the building has two elevators. Cats are permitted, but dogs are not. Subletting is allowed after two years with a cap of two years cumulatively. Purchasing for adult children or parents is permitted.
At Kensington’s northern edge, with two large green spaces nearby
Located on the north end of the primarily residential neighborhood of Kensington, the co-op sits on the busy, multilane thoroughfare of Ocean Parkway. An abundance of mature trees along pedestrian paths and service roads provides a bit of buffer from the accompanying traffic. "It is what it is. It's kind of noisy," said one resident. The corridor also contains the nation's first bike path, which stretches to Coney Island and dates to 1894. Numerous grocery stores such as Carnival Fresh Market and Isaac Apple Farm(both open 24 hours, can be found on Church Avenue, one block away. The artery serves as the major commercial strip in the area, with pharmacies, gourmet food stores, coffee shops, nail salons and restaurants. Two of the borough's most popular and significant green spaces, Prospect Park and the historic Green-Wood Cemetery, can be reached in about 20 minutes on foot.
A short walk to local and express trains and quick access to highways
Public transit options include the F and G trains at Church Avenue and McDonald Avenue, about a seven-minute walk from the co-op, and the B and Q trains at the Beverley Road station, which can be reached in about 12 minutes on foot. Travel time to downtown Manhattan via an express bus is about 25 minutes. Ocean Parkway feeds into the Prospect Park Expressway, which provides connection to north Brooklyn and Manhattan. Travel to JFK Airport takes about 45 minutes by car.
