A stately, prewar co-op located in the heart of the Financial District

Nestled on a narrow street overlooking a small, triangular public greenspace, 3 Hanover Square is a 23-story, highrise co-op centrally located to public transportation, Wall Street and historic restaurants. Since it was built in 1926, the building used to house the New York Cotton Exchange before it was first converted to apartments in the late ‘70s and then to co-ops in the mid-1980s. “It was an old office building that was converted to residential,” says Simona Stanica, a broker with Douglas Elliman who has sold over 150 units in the building over the last 20 years. “The light, the views and the spaces with very high ceilings are what distinguishes it from other buildings in the area.” Housing roughly 200 units, Stanica says that some of the residents are the original shareholders, and since it was a former office space with drop ceilings to hide the central air conditioning, these ceilings were later raised in the conversion, resulting in tall, 10.5-foot ceilings today.

Generously sized units ranging from studios to three-bedrooms

Buyers can expect standard, double-hung windows that take in a lot of natural light, and although there are no balconies, many residents have views of the East River or the landmarked Delmonico’s building. Unlike many contemporary shoe-box sized studios, the studio units at 3 Hanover Square are especially standout. They’re well-proportioned, often with sleeping alcoves, full kitchens and walk-in closets, with prices ranging anywhere between $380,000 to $520,000 for around 590 square feet. One-bedrooms start in the high-$600,000s and go up to just over $1 million for 1,110 square feet. Two-bedrooms start around $1.1 million and go up to nearly $1.5 million for close to 1,500 square feet, while three-bedrooms range between $1.2 million and $1.9 million for 2,000 square feet. “The size of the apartments are very generous, and because of the positioning of the building you get nice light and views no matter where you are,” says Stanica.

In terms of individual design cues, the units are fairly standard with hardwood floors, renovated bathrooms with ceramic tiles and quartz countertops. Many newer listings do include dishwashers and stainless-steel appliances, and the air conditioning consists of wall PTAC units. However, one little known tidbit is that units on the second and third floors, according to Stanica, have “significantly higher ceilings,” some upwards of 20 feet with lofted spaces. The windows on these floors also tend to be much larger.

Basic amenities with common storage spaces and renovated hallways

Every unit comes with a common storage room at no additional cost, which is a rarity in Manhattan developments. “The free storage is first-come, first-serve. They are big common rooms that everyone shares, not just little cages,” adds Stanica. Many units do not come with in-unit washer/dryer; however, some residents have units that were “grandfathered in.” Common laundry spaces, however, are found on every 3rd floor of the building. There is no gym, nor a rooftop deck, but residents can expect a full-time doorman and live-in super. According to Stanica, hallway renovations were completed in 2014 and the lobby restoration was finished at the end of 2019. “A lot of the marble has been restored. They exposed the original marble from the building, which is great.” Near the mailroom, residents can also see where the original office elevator banks used to be: “It’s really pretty. And the ceilings are very tall,” she adds.

Near the restaurants of Stone Street and Battery Park

Located within Hanover Square in the Financial District, the co-op is just three blocks from the Pier 11/Wall Street ferry terminal and one block from the 2 and 3 trains at the Wall Street station. Directly in front of the building, residents can sit in the small, public greenspace and also enjoy the Queen Elizabeth II Garden. The convenience of transportation, as well as walking distance to many of FiDi’s office buildings, makes 3 Hanover Square a coveted location. A few blocks south of the building along Pearl Street, residents can find Fraunces Tavern, one of New York City’s oldest bars with historical significance dating back to the Revolutionary War, as well as high-end, globally recognized cocktail spots like The Dead Rabbit NYC. Small eateries such as Leo’s Bagels and Conwell Coffee Hall are just right outside the building. The Battery Park, with ferry access and greenspace, is also within walking distance.
