A sought-after Astoria co-op with large units and a sense of community

In Astoria, Crescent House is part of a disappearing subset: co-ops with relatively affordable prices and spacious apartments. “Every day, there are more and more condos going up in Astoria,” says Eyston Perez, an associate broker at Douglas Elliman. “Co-ops are becoming more scarce, but because they’re a lot more affordable, they’re very desirable.” Yvette Clark Watkins, Perez’s listing partner and a fellow Douglas Elliman associate broker, notes another draw for Crescent House: a palpable sense of community. “I did a showing on Halloween, and it was really sweet,” she recalls. “The lobby was decked out, music was playing, everyone was dressed up, and the children were trick-or-treating at stations around the building. They go all out for the holidays.” Perez adds that on any given day, it’s not unusual to see a group of senior residents hanging out in the lobby or out front. There’s a familial element to the co-op that can only come with time. “It’s a very homey environment,” Perez says. “People who live here have stayed for many, many years. The super has been there for over 30 years. He’s like the mayor of the building. I think that really sets it apart from a lot of the new construction going up.”

Renovated units help modernize the 1960 midrise

With 116 units across six floors, Crescent House mainly consists of one-bedroom apartments, though studios and two-bedrooms are also present. Many owners opt to renovate their apartments, so very few of the original 1960s finishes remain. One outlier, Watkins says, is the parquet hardwood floor. “Generally, we see people taking out walls, giving the units open concepts, and adding overhead lighting throughout,” Perez says. While brand-new condos offer these elements from the get-go, the co-op has some desirable features that newer condos do not. “The building has really solid construction, so you don’t hear noise through the walls,” Perez says. “You also have large living spaces in these apartments, which is quite the opposite of what you see with new construction.” Plus, the co-op doesn’t have a flip tax, so its units are especially attractive to investors. Studios hover around the low $300,000s, while one-bedrooms, upwards of 800 square feet, are typically priced between $450,000 and $550,000. Two-bedroom units, which max out at 1,050 square feet, range from $615,000 to $785,000.

Residents typically gather in the lobby and courtyard

When residents walk into the lobby, the first thing they see is a former water feature that’s been converted into a rock garden. The raised area gets redecorated for holidays throughout the year. “The live-in super and the porters make sure the building is very well kept,” Perez says. “Everything, even the compactor rooms on each floor, is clean. There's not a single sign of mismanagement anywhere.” Also on the ground level, there’s a windowed laundry room and a package room, which was formerly a gym. Plus, residents have access to a courtyard that’s currently undergoing capital improvements to beautify the outdoor space. The building has a parking garage that leases spaces through a third-party company, but residents may have to join a waitlist.

Proximity to Broadway businesses makes life convenient

Location is a major perk. “You're in the middle of everything while still being tucked away,” Watkins says. “As soon as you go outside, make a left and go around the corner to Broadway, your supermarket is there. Any type of food you can imagine consuming is there. You have boutiques, nightlife and transportation. It’s all easily accessible.” The thriving food scene includes Middle Eastern street fare at Hadoota Halal Food, Japanese dishes at Tamashii Ramen and traditional Greek plates at Aliada. Essentials can be found at Trade Fair Supermarket, Strand Pharmacy, Rite Aid or The Food Emporium. Plus, Crescent House is less than one mile from the East River waterfront. Rainey Park recently received a multimillion-dollar upgrade from the city, improving the playground, athletic facilities and picnic grounds. Next door, Costco Wholesale separates the green space from Socrates Sculpture Park, a free waterfront area that exhibits commissioned artwork.

Trains, buses, bikes, planes and highways are all close by

Public transportation in the area is limited to two bus routes and two subways (the N and W), but the train station is only three blocks from the co-op. Plus, a train ride into Manhattan (near the Midtown East-Upper East Side border) is only four stops, less than 15 minutes. Cyclists can ride safely along Crescent Street’s bike lane, and several blocks north of the co-op, drivers can access Grand Central Parkway or the Triborough Bridge to Randall's Island or across the East River. Taking the parkway, long-distance travelers can reach LaGuardia Airport in as little as 10 minutes.
