A distinctive Moderne-style mid-rise amid historic Upper West Side brownstones
Whereas earlier examples of Art Deco architecture were more elaborate and vertical, the later subset Moderne style was defined by a more restrained use of ornamentation and an emphasis on horizontal planes. Buildings developed in this approach right before, during or right after World War II were even more pared back as materials and budgets were all but entirely diverted to that effort. Regardless, structures like Upper West Side co-op 320 W. 76 St.— otherwise known as the Elliot — still reflect the quality construction and generous spatial distribution of the prewar period. As a Landmark West entry reports, the building is clad in yellow brick with orange trim, aluminum railings and double-hung vertical gridded windows. “It was constructed with a beam, post and girder system that makes it easy to move walls and combine units into much larger residences,” says Gene Keyser, an agent with Compass. “There are also great uninterrupted sightlines here.”
Located in the West End - Collegiate Historic District, the 11-story co-op was erected in 1944 and stands out among late 19th-century townhomes. These so-called brownstones only rise five floors and so, much of 320 W. 76th St. has uninterrupted northern and southern exposure vistas. As the building’s massing also incorporates a few setbacks, corner windows frame sliver views of River Side Park and the Hudson River just at the end of the quiet, tree-lined street. Much of Upper West Side’s premium shopping, dining and cultural offering is nearby as well. “With a great full-service staff, the amenities are another draw,” Keyser notes.
Solid-bone homes with sunken living rooms and varying degrees of renovation
While oversized studios with 645 square feet of space have last sold for $600,000, one-bedrooms with 861 square feet of space can fetch $825,000. Two-bedrooms range between $950,000 and $1.6 million, depending on size, condition and position within the building. Three- and four-bedroom residences with over 1,600 square feet of space can exceed the $2.5 million mark. As with any older building, the state of renovation varies greatly from unit to unit but as Keyser previously mentioned all benefit from solid-bone construction. Many also feature original sunken living rooms and open-plan kitchens introduced in the past few decades. “It’s more common to find combined units in co-ops in this section of the Upper West Side because legally it's easier to do so in this type of building than a condo,” he explains. “There are many at 320 W. 76 St.”
On the market with Keyser in winter 2024 for $2.5 million, combined unit 7D incorporates 1,460 square feet of space and was recently updated with what he describes as “crisp lines and monochromatic contrasts — a cultivation of order, intention and serenity.” Sturdy wide-plank oak flooring carries across the residence which includes two oversized bedrooms and two deftly refinished bathrooms. There’s even a media room, separate home office and large walk-in closets. The in-unit Bosch washer/dryer is a rarity at 320 W. 76 St., where the board has only made a few affordances for such installations. Most residents utilize the well-equipped basement level laundry room.

As Keyser also notes, 320 W. 76th St. was going through several updates in 2024 and 2025, including the complete revamping of the lobby, hallways and elevator; all of which was carried out without any assessments in place. “The building recently went through a greening initiative in which most of the window air-conditioners were replaced by energy-efficient air handlers and pumps for both heating and cooling,” he explains. With both full-time door attendants and day-time porters, as well as a live-in super, the staff here is very reliable. There’s also a bike room and a south-facing roof deck fully connected to the building’s free Wi-Fi. “It’s great to get work done up there on a warm day.”
The Upper West Side’s thriving food scene, cultural offerings and transportation links
The co-op is situated in a quieter pocket of the Upper West Side but is still near much of its shopping and dining. The corner of West 72nd Street and Broadway serves as an important hub with big box stores, essential service businesses and a slew of independent boutiques. It’s also home to a subway station served by local 1 and express 2 and 3 lines. For residents that keep cars in nearby garages, there’s an onramp to the Henry Hudson Parkway at the end of West 79th Street.
Owner-operated restaurants abound on Amsterdam and Columbus avenues. Closer to the co-op, Sushi Yasaka is a top-rated haunt, as is French bistro Cafe Luxembourg. Legendary specialized grocery store Zabar’s is a few blocks north on Broadway. There’s also a Fairway and Citarella nearby. Cultural offerings in the vicinity include the American Museum of Natural History, Children’s Museum of Manhattan and live music venue Beacon Theatre. Further south, Lincoln Center is a formidable campus home to the Metropolitan Opera, New York City Ballet and Philharmonic. While Riverside Park, the Neufeld Elephant Playground and the Hudson River Greenway — a running and cycling path that lines the entire western edge of Manhattan — can be accessed at the end of the street, Central Park and its 843-acres of activity-rich green space is also close by.
