Art deco tower on active Upper West Side block next to Central Park

Many of the grand residential buildings on the Upper West Side in the early 1900s were built in the ornate Renaissance Revival or classic Neo-Federal architectural styles. But a shift toward the clean lines of art deco began in the Roaring ’20s. “The abstract, stylized floral, geometric, or streamlined design that inspired the trends of the 1920s and 1930s helped make New York one of the most modern cities in the world,” according to the Art Deco Society of New York. Many of those elements are on display at the 12-story art deco residence at 35 W. 90th Street, where the facade features two stories of vertically arranged stone stripes culminating in a series of perpendicular rectangles. As the tower grows, the rectangles remain, but the design is brick, not stone. Ornate ironwork extends over windows and doors, and the building’s address appears over the door, written in a decidedly art deco font. Completed in 1931, the architect was Robert T. Lyons, who designed dozens of residential projects throughout Manhattan from around 1905 through the 1930s. Converted to a co-op in 1988, the pet-friendly building offers prewar details and a dedicated staff, plus a prime location — it’s less than a block from Central Park and the Jacqueline Kennedy Onassis Reservoir.

Casement windows, historic fireplaces and sunken living areas

The co-op has 100 units, ranging from large studios to three-bedrooms. Residences feature oversized casement windows, hardwood floors, foyers and high, beamed ceilings. The building’s original mantles and fireplaces are still in place, and although they aren’t functional, they give rooms scale and charm. Several apartments have sunken living areas, while others offer wraparound terraces. Many are renovated before hitting the market, allowing buyers to move in immediately instead of spending another year or more overseeing a makeover. Turnover is slow at 35 W. 90th St., and, in the third quarter of 2024, no units were available, although one studio was in contract for just under $500,000. There were a number of deals at the beginning of the year, including a two-bedroom home that sold in March 2024 for $1.595 million; two one-bedrooms priced at $835,000 and $925,000; and a three-bedroom that closed for $2.38 million. Pied-a-terres are not permitted.

Basic amenities include a full-time door attendant

Around-the-clock door attendants and a live-in resident manager keep the show running at 35 W. 90th St. The lobby features a beamed ceiling, tiled floors and black walls, plus a seating area. Additional storage is available for a fee, and there’s a bike room and laundry facilities, but it’s not the kind of modern building chock full of amenities that residents will never have to leave.

A tree-lined street in the historic Central Park West district

Leafy West 90th Street is part of a neighborhood with plenty to offer, starting with Central Park across the street. In a single day, a local could walk, commute via a CitiBike to Midtown, grab a hot dog or even attend a summer concert. The Safari Playground, which offers a splash pad, submerged hippos and a play structure, is just inside the park gates. Riverside Park is about five blocks from the building, offering Hudson River views for those walking its paths. Columbus and Amsterdam avenues are lined with shops and restaurants, with options ranging from Kosher steakhouses to Mediterranean fare. There’s a Trader Joe’s along Columbus Avenue at West 93rd Street and a Whole Foods a few blocks north. Target, Sephora and several other retailers also have outposts in that area. The West 90th St Park Block Association plans annual parties and keeps the streets clean and tidy. The building is within the Landmark Preservation Committee’s Upper West Side/Central Park West Historic District.

Blocks to the B and C subway lines

The B and C trains at West 86th Street and Central Park West are the closest subways to the 30 W. 90th St. The crosstown M86 bus also runs along the thoroughfare, and the 1 train is located a few blocks west at Broadway. The West Side Highway gives residents a quick escape to locales north and south of the city, while the closest airport, LaGuardia, is about a 30-minute drive.
