A Staten Island co-op offering value, views and proximity to transit
Perched on the northeast corner of Staten Island in the neighborhood of St. George, the seven-story, 140-unit co-op at 350 Richmond Terrace, sometimes called Skyline Terrace, offers buyers a relatively affordable waterside living option. Units, some with large terraces directly facing the Statue of Liberty and Downtown Manhattan, provide clear views of the Upper Bay.
Lower asking prices can likely be attributed to a variety of factors. “It’s an older building,” says 20-year Staten Island resident and Keller Williams NYC broker Richard Bier. And while very close to the water, the 1959 co-op is not exactly beachfront property, partly due to Richmond Terrace itself. The large roadway, along the island’s northeast side, separates the building from the water. “One of the problems with Staten Island is that it wasn’t designed correctly,” he says. “It’s very industrial there.”
An advantage to the co-op’s location is its proximity to the major transportation hub of the Staten Island Ferry Terminal. “It’s super close to the ferry. Walking distance,” Bier says.
Additionally, the city has pledged over $400 million to the North Shore Action Plan to create a mixed-use waterfront community with new housing, recreation and entertainment options.
“It’s kind of a high-risk, high-reward area,” says Bier, who notes that he’s been hearing about development in the area for two decades. “At one point, maybe the neighborhood will become more popular.”
Large homes, some with spacious terraces with water views
Homes at 350 Richmond Terrace include studios to three-bedrooms. Studios are generously sized, measuring at least 767 square feet; the most recent sale of a studio occurred in 2014. One-bedrooms measuring as much as 900 square feet ask $170,000 or more, and two-bedrooms as large as 1,000 square feet sell for $340,000 or less. Prices for three-bedrooms up to 1,290 square feet start at $430,000.
The condition of apartments varies widely, although many units have been nicely renovated. Select units look out onto the historic St. Peter’s Church, which dates to 1900. Homes offer ample closet space throughout, and many have entry foyers.
Virtual door attendant, community room, laundry and possible parking
The building has a circular driveway and virtual door attendant. Attractive seasonal plantings, including impatiens, mums and ornamental grasses, frame the walkway and entrance. The recently updated lobby includes distinct midcentury elements, such as concrete breeze block dividers and a handsome interior rock garden installed near a wall of windows. Solar panels (visible using Google Maps’ “satellite view”) are installed on the roof of the co-op and help reduce the building’s electricity costs.
The co-op has shared laundry facilities, a community room with a library, bike storage and waitlisted parking. Pets are not permitted.
St. George near mass transit, shopping and cultural institutions
The co-op’s location on the northeast corner of Staten Island in the waterside neighborhood of St. George offers proximity to transit hubs, major retail and cultural institutions. For grocery shopping, the closest supermarket is Key Food on Bay Street, a five-minute drive from the building. The North Shore Waterfront Esplanade Park, which includes the Staten Island September 11 Memorial, is across Richmond Terrace. The Empire Outlets mall adjacent to the ferry terminal has been a significant addition to the area in recent years. “If you go in the summer, it’s beautiful,” says Bier. “There are views of Manhattan, a lot of walking areas. Some of the stores are really good.” Other area attractions include the restored St. George Theatre and, to the west, the Snug Harbor Cultural Center and Botanical Garden.
A walk or quick drive to the ferry or train and options for drivers
The co-op is a six-minute bus ride or 20-minute walk to the Staten Island Ferry at St. George; the trip to downtown Manhattan’s Whitehall Terminal takes about 45 minutes. The NYC Ferry also serves St. George, arriving at Battery Park City in 35 minutes. By car, travel to downtown Manhattan takes about an hour via Route 440 through New Jersey or Interstate 278 through Brooklyn. For travel along the island's eastern side, the Staten Island Railway leaves from St. George, as do many bus lines serving the rest of the island. Travel time to South Brooklyn via the Verrazzano-Narrows Bridge takes about 25 minutes. Travel time to Newark Airport by car is 35 minutes.
