A crafty development deal made this 24-story, mixed-use highrise possible
35XV, a two-part tower completed in 2016, is the result of a unique deal brokered by New York-based developer Alchemy Properties. By obtaining air rights (for a cool $13 million) from the abutting Xavier High School, the developer was allowed to build a 24-story structure, far taller than its neighbors, along Manhattan’s West 15th Street. As part of the deal, architect FXCollaborative (back then called FXFowle) expanded the neighboring private Catholic boys' school. Students still enter from the original schoolhouse along West 16th Street, but behind it, the development’s six-story, light granite-clad podium is devoted to the school and includes a gymnasium, recital space and additional classrooms. Above the school, a tapered glass tower rises an additional 18 stories, housing 55 condos. Although the condominium presides over the area, it doesn’t stand out from the street level since the upper glass portion is set back from the base and slopes away from the street. And because there aren’t other highrises nearby, condo owners experience uninterrupted, panoramic views of the city.
Within the units, finishes come in varied materials and contrasting tones
Benjamin Noriega-Ortiz, designer to celebrities like Lenny Kravitz and Russell Simmons, tackled the interiors, where units span between one and four bedrooms. Every residence has oak hardwood floors and 10-foot ceilings, while select units feature angled, glass curtain walls thanks to the building’s silhouette. All window walls (angled or not) have thick steel panes and integrated shades. Throughout the homes, Noriega-Ortiz mixed neutral colors and materials for a contemporary look. Kitchens have two-toned Poggenpohl cabinetry with white lacquered uppers and dark wood lowers, plus marble counters and appliances from Miele and Sub Zero. Bathrooms feature heavily veined, marble wall tiles, interrupted by a strip of smaller mosaic tiles. Black marble tiles adorn the floor and wood vanities are outfitted with unique white fixtures.
One- to four-bedroom condos start at $1.8 million
One-bedroom residences typically range between 915 and 950 square feet in size and $1.8 million to $2.5 million in price. Two-bedrooms, measuring at least 1,400 square feet, have sold between $3.3 million and $4.7 million in recent years. Three-bedroom units are significantly larger and more expensive: roughly 2,300 square feet with prices between $5.2 and $6.5 million. While four-bedroom apartments rarely hit the market, they can reach up to 3,800 square feet and cost up to $8 million.
Sleek common spaces are set on the seventh floor, above the school
Residents enter a small yet well-appointed lobby before heading to their apartments, which start on the eighth floor, or to the amenities suite, located on the seventh floor. Both the residents’ lounge and lobby feature plush, curtain-lined walls and velvet furniture, mustard-hues in the lobby and gray tones in the lounge. A spacious fitness center is found next to the lounge, and both spaces overlook a narrow, 75-foot-long terrace with outdoor dining and seating. There’s also a children’s playroom, bike storage and as a nice, complimentary perk for residents, personal wine storage in a refrigerated wine cellar. Plus, the condominium has a live-in resident manager, as well as a concierge.
Residents can visit busy commercial hubs and return to a relatively quiet street
Although 35XV is set near the convergence of the Flatiron District, Chelsea and Greenwich Village, its mid-block location affords the condominium a relatively peaceful setting. There’s even a Buddhist meditation center (called Still Mind Zendo) right across the street, as well as Tibet House, a cultural library and exhibition space — and a nice taste of the myriad galleries just west in Chelsea. The block, between Fifth and Sixth avenues, also has a nail salon, dry cleaner and several parking garages for those with cars. Both avenues are lined with global eateries and shops, as is 14th Street one block south. One of the best perks of the condominium is its proximity to Union Square (and its four-times-a-week green market), less than two blocks east.
This centrally located condominium is close to several subway lines
The L, F and M lines along Sixth Avenue are within a five-minute walk, and the N, Q, R and W trains are available from Union Square. Local buses operate along both avenues, and drivers can access the West Side Highway a little over a mile away.
