Centrally located Lower Manhattan condo with open plan layouts and sweeping views
When most people think of living in Lower Manhattan, they imagine exorbitantly priced postindustrial lofts or cramped prewar tenements. In recent decades, however, neighborhoods like the East Village have seen a new crop of condos go up on empty lots. These buildings not only incorporate the latest features but also large units with layouts more conducive to contemporary life. Strategically situated between the Lower East Side and The Bowery, 38 Delancey is just that. The 16-year-old condominium comprises 56 sizeable light-filled residences, a fair number of amenities, expansive outdoor spaces and choice views. With its many independent restaurants, bars and boutiques, the historically entrenched yet ever-evolving area is also a major draw.
Generously sized condos with sweeping views and private balconies
Owing to its unique massing which includes a four-story retail and institutional podium, the 17-story building has a wide range of layouts. While one bedrooms with 700 square feet of space sell for around $ 1.1 million, 1000-square-foot two bedrooms go for between $1.3 million and $1.7 million. Units on the 4th floor benefit from massive outdoor terraces ideal for entertaining. One even comes with a third bedroom and is priced accordingly at close to $4 million. Most of the other residences have private balconies. Floor-to-ceiling windows flood clean-line white wall interiors with ample amounts of natural light. 38 Delancey units are also great investment properties and 1031 exchange: swapping one investment for another while deferring capital gains taxes.
Residences in varying conditions
Though the various units that periodically come on the market are in different levels of condition and incorporate alterations made by previous owners, the baseline aesthetic is straightforward. Chef’s kitchens are outfitted in black trim, gray-scale cabinetry and stainless-steel appliances. Bathrooms are clad in muted-color tiles. Light toned wood flooring carries through from open-plan great rooms to larger-than-standard bedrooms. In-unit washer/dryers are common throughout. The finishes in older units not updated since the building's opening might need a bit of refreshing. Unit 9B was recently renovated with Grafik T Lutron LED switches, a Montclair Danby marble island and appliances from Miele, Wolf and Sub-Zero.
An integrated parking garage and rooftop garden
38 Delancey has a good range of amenities, including a basement-level garage with ample parking for residents who pay a monthly rate. There’s also a shared rooftop garden with even more 360-degree views of the skyline and three historic bridges leading into Brooklyn. The condominium also has a concierge, full-time door attendants, a live-in superintendent, storage and bike rooms.
Thriving Lower East Side and nearby SoHo
38 Delancey is situated along Sara Delano Roosevelt Park which packs in a running track, baseball courts, a roller rink and well-maintained fields for picnics and outdoor gatherings. Bike paths lead up to Midtown and Brooklyn through the Manhattan Bridge. Delancey Street cuts across the Lower East Side’s endless offering of trendy and alternative nightlife spots. Nearby Dime Square has become a hip pocket with bars like Le Dive and Forgtmenot. The area’s rich immigrant history is commemorated at the Tenement Museum. Essex Market is a premium food hall that forms part of a new multi-block residential and commercial development that also includes a Trader Joe’s grocery store. There’s a Whole Foods Market three streets north on East Houston Street. The neighborhood plays host to numerous independent art galleries and the New Museum. While nearby Chinatown and Little Italy feature a bevy of distinct eateries, SoHo’s luxury boutiques are only a short walk away.
Reliable public transportation and quick road links out of town
While the F, M, J and Z lines serve the Delancey Street Essex Street Subway station four blocks to the east, the J also stops at a station just across Sara Delano Roosevelt Park on The Bowery. Delancey Street connects directly to the Williamsburg Bridge and the Brooklyn Queens Expressway, an artery that quickly gets residents out of town. There’s also easy access to Fredrick D. Roosevelt Drive highway that runs along Manhattan’s eastern edge.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students.
