Classic Upper West Side residence brought up to stunning standard
During the 1920s and 1930s, Rosario Candela was New York’s go-to architect. Specialized in his own brand of Neo-Georgian and Art Deco style, the Italian American talent imbued Upper Manhattan with a string of stately Beaux Arts residential buildings that incorporated the comforts and sophisticated luxuries of late Victorian townhomes: generous proportioning, high ceilings, expansive windows and well-crafted ornamentation that was equal parts opulent and restrained. It comes as no surprise that many of the properties he designed, including 360 Central Park West, remain some of the most desirable addresses. First erected in 1929, the 16-story tower — Candela’s only on this highly sought-after stretch — was converted from a stabilized rental building to a full-service 146-unit condominium in 2017. Along the way it received a historically respectful revamp from architecture firm CetraRuddy. Several residences are still rentals. “There are all the great qualities of early 20th-century architecture such as solid, sound absorbing walls but also, all the updates like top-of-the-line kitchens and double-paned Pella windows which offer an additional acoustic buffer,” says Yasmine Guenancia, a broker with Douglas Elliman and decades-long Manhattan resident.
Luxury residences anchoring historic character with contemporary features
Unit 17E, one of Guenancia’s listings at 360 Central Park West, is a good representation of the building’s thorough yet sensitive renovation. Though a rare classic-six three-bedroom, priced at $3,795,000, this close to 2,000 square-foot home incorporates carefully restored beam structure ceilings and new herringbone-pattern oak wood floors reminiscent of the originals. Radiant heating was also added. “They also reintroduced the brass-plated power sockets on the floor, which is a great feature that lets homeowners power freestanding lamps without having to run cables to the wall,” she adds. Certain interventions, like the 34 additional punched windows, had to be approved by New York City’s Landmarks Preservation Commission. These large-for-the-era apertures frame stunning views of Central Park and the spire of the next-door First Church of Christ Scientist, which is being converted into the Children’s Museum of Manhattan. The Neo-Renaissance building’s limestone facade was kept intact. Sleek, light-toned wood kitchen cabinets that encase Miele suite appliances add a slightly contemporary touch but are anchored by gold trim pulls and tempered glass cabinets. There are also Calcutta marble countertops and backsplashes. Italian copper hoods cover powerful six-burner Bertazzoni stoves and ranges.
Large one-to-four-bedroom units and high-profile five-bedroom penthouses
“New construction in New York tends to be boxy,” Guenancia explains. “The units at 360 Central Park West have more generously sized bedrooms and feature grand foyers with ample closets. The flow of the layouts make sense.” While studios range from $800,000 to $1 million, one bedrooms fetch between $900,000 and $1.3 million, depending on size and position in the building. 1,200 to 1,500 square foot two bedrooms go for $1.9 million to $3 million. Three bedrooms sell for $3 million to $5 million. A handful of sprawling four bedrooms are priced around the $6 million mark. Three 4,000 square-foot penthouses outfitted by famous interior designers and with private setback terraces have sold to high-profile residents (like, purportedly, actress Anne Hathaway) for just upwards of $14 million. One is a duplex. Owing to the building's substantial reserve fund, carry costs are low. Most residences come with large storage cages; are pet friendly; and can be rented out. It’s one of the only condos on Central Park West which is mostly lined with co-ops.
A park-facing fitness center and dedicated staff
Most residences have in-unit washers/dryers, but as Guenancia explains, there’s also a basement-level laundry room with bigger machines for larger loads. While most in-building gyms are in the basement, 360 Central Park West’s facility is located on the second floor and has windows facing Central Park. Nearest to the building are the massive greenspace’s tennis courts and the Jacqueline Kennedy Onassis Reservoir, which is encircled by a well-trodden yet maintained running track. The many institutions of Museum Mile are a short stroll across the park. Other building amenities include a children’s playroom, bike storage and a pet-washing room. The lobby has helmed by dedicated 24/7 attendants. There’s also a live-in super.
Prime Upper West Side amenities and reliable Subway links
At the intersection of Central Park West and 96th Street, the building is within walking distance of legendary Upper West Side eateries and shops on both Amsterdam Avenue and Broadway. There are Trader Joe’s and Whole Foods Market grocery stores a few blocks in either direction. With the condo located right next to the 97th Street Transverse that cuts across the park, residents can get to the Upper East Side using a car service or bus in a matter of minutes. The 96th Street C and B line subway stop is right outside the entrance and offers reliable local service down to Midtown Manhattan. The express 2 and 3 lines serve a station down the street at the intersection of Broadway. A trip to 14th Street can take under 20 minutes.
