A six-story Colonial Revival gem in the heart of Ditmas Park

Buyers looking for the leafy, suburban feel of Ditmas Park without the price tag of a single-family home will find charming apartments and solid amenities at 385 Argyle Road, a 60-unit co-op building completed in 1941. Designed by architect Oscar I. Silverstone, the six-story structure features a handsome red-brick exterior accented with white Colonial Revival details, including fluted columns that flank the entrance doors and window trim. The building is further distinguished by horizontal banding and decorative brickwork as well as several rows of fire escapes and a garden in the front where the building steps back from the sidewalk, creating the feel of an entry courtyard. Less than a mile from Prospect Park, the location is also just steps from the neighborhood’s main commercial strip of Cortelyou Road, home to an array of buzzy restaurants and shops, plus a stop on the Q train.

One-bedrooms range between $475,000 and $560,000

The building is mostly comprised of one- and two-bedroom dwellings, although there are several studios as well. At least one of the units contains five bedrooms, a result of owners combining two apartments. Among the interior hallmarks are striking arched doorways that are original to the building and have largely been preserved, as well as built-in shelving, hardwood floors and colorful tiled bathrooms. Private outdoor space is not common. Pricing for studios starts at $390,000, while one-bedrooms range between $475,000 and $560,000. The most recent two-bedroom on the market sold for $885,000 in April 2023. Prior to that, a pair of side-by-side corner units encompassing 2,000 square feet in total were acquired for $1.26 million in May 2019. Notably, the co-op board permits cats but not dogs.

A fitness center with treadmills and free weights

Amenities at 385 Argyle Road include a small fitness center on the lower level equipped with two treadmills, free weights, a dip bar and a rowing machine. Just next door to this space is a large playroom that features toys and a mini trampoline as well as a table and chairs. Additional building perks include an elevator, a shared laundry room and bike storage, available for a fee. The property employs a live-in super, who can assist if maintenance issues arise.

Steps from buzzy restaurants and shops on Cortelyou Road

Cortelyou Road is the main commercial drag of Ditmas Park, featuring an array of restaurants, shops and cafes, as well as a large branch of the Brooklyn public library. The street is home to two of the nearest grocery stores, Cortelyou Market by Key Food and the Flatbush Food Co-op. (The latter is open to the public, although members do receive discounts.) Less than a block from the building is the Cortelyou Greenmarket, which takes place every Sunday from 8 a.m. to 2 p.m. throughout the year. For dining out, local favorites include The Castello Plan, a rustic-chic New American restaurant, and Sycamore Bar and Flower Shop, a dual-concept space featuring a sizable backyard with picnic tables. The Brooklyn Artery, also on Cortelyou, is a popular gift shop in the area that hosts community events and carries a curated selection of independently crafted items. Less than a mile from the property is sprawling Prospect Park, Brooklyn’s best-known green space. Here, residents have access to numerous amenities that can be enjoyed all year long — from ice skating in the winter to a music and arts festival in the summer. There are miles of running and biking trails, plus playgrounds, meadows, a lake and a zoo. Otherwise, the immediate vicinity doesn’t have much in the way of recreational spaces. The neighborhood did, however, gain a major cultural attraction in 2015 with the $95 million restoration of Kings Theatre, an opulent French Baroque landmark that now serves as a venue for more than 200 concerts and theatrical productions every year.

Easy access to the Q train

Several subway lines can be found in the surrounding area, including the Q, which stops at Cortelyou Road, less than three blocks from 385 Argyle. A little more than half a mile away is the Newkirk Plaza station, serviced by the Q and B trains, while the G and F trains stop at Church Street, which is walkable in 25 minutes. Nearby bus lines include the BM1, BM3 and BM4, all three of which go into Lower Manhattan, as well as the B68 and B103. The B68 takes riders to Coney Island and Brighton Beach. A Citi Bike dock can be found at the end of the block for those who utilize that mode of transportation.
