Elegance and accessibility in the heart of Lenox Hill

Located in Lenox Hill, the 420 E. 72nd St. cooperative offers a blend of modern convenience and elegant urban living close to the city’s cultural attractions on the Upper East Side. Built in 1962, the postwar structure holds steadfast to classic design while embracing modern interiors. The building’s white-brick façade stretches across a considerable part of the block. “It’s only 19 floors, but it has a wide footprint,” says real estate broker Michael Moran of Berkshire Hathaway HomeServices NY, adding that the design delivers larger than average units and unique floorplans, many of which have private outdoor spaces. The building’s 191 units range from one- to five-bedrooms, and a handful of commercial tenants. “Because of the quality of the building, units tend to go very quickly. It’s prime Upper East Side real estate,” Moran says. “People love it here.”

Comprehensive Amenities for Comfortable Living

Residents are greeted by a congenial staff — something that 420 E. 72nd St. prides itself on. “Every time I have ever gone through the doors, the super, the doorman, everyone is so friendly,” Moran says. As a full-service building, the cooperative provides around-the-clock concierge services, an on-site superintendent and a full-time doorman. Recent renovations to the building have given shared interiors a rejuvenated feel. “The oil was changed to natural gas and the hallways and lobby have been updated,” Moran says. “These renovations are tastefully done and will last a long time.” He adds that renovations are completed and paid for, leaving no assessment fees for residents. Other shared conveniences within the building include three elevators, a central basement laundry room — though washer and dryers are allowed in-unit with board consent — and computerized package display. An on-site garage appeals to drivers and is discounted for shareholders. The building also accepts guarantors, co-purchasers, pied-a-terres and pets with board approval.

Grand-scale units with diverse layouts

Because of the building’s lengthwise profile, units tend to be larger than what is usually available for Upper East Side inventory. “Layouts are gracious,” Moran emphasizes. “They’re bigger than most and not cookie-cut. I describe them as simple, grand and elegant.” He notes that a two-bedroom is wider and longer than units typically seen in the area, which offers more of a split-bedroom style. With square footage ranging from 600 to 2,500 square feet, the grand-scale apartments provide ample living room. Though there are few similarities between units, a few features remain uniform. Wall-to-wall windows allow sunlight to pour in and offer skyline views of Manhattan, and huge closets allow plenty of storage space. Many even boast walk-in closets. Private balconies provide extensions of the contemporary interiors. “Most of the apartments have outdoor space, either a private terrace or a large balcony. And I say large because they are really quite big,” Moran says. All units are also equipped with central air, a dishwasher and hardwood floors. One-bedroom units can range in price from $485,000 to $800,000, and prices rise from there. Two- to three-bedroom co-ops typically list between $1.3 million and $2 million, while four-plus bedrooms can fetch $2.8 million. Monthly fees tend to hover around $3,200.

Lenox Hill blends tradition with modernity

Lenox Hill is known for its blend of tree-lined streets and proximity to world-class medical centers, luxury shops and cultural attractions. The co-op at 420 E. 72nd St. puts residents at the nexus of the area’s vibrant culture and conveniences. “The building’s location is great; you have grocery stores close by, the medical center next door and proximity to the Q train,” Moran says. The NewYork-Presbyterian/Weill Cornell Medical Center is two blocks away from the building, with a few of the medical center’s doctors’ offices right next door, with some even located within the building. Park Avenue’s cultural institutions, such as the Society of Illustrators and the Asia Society and Museum, and the Upper East Side’s Museum Mile put residents within arm’s reach of premier art installations. Restaurants ranging from swanky eateries to casual bars line First and Second avenues, with mainstays including Lenox Thai and the Persian chain Ravagh. While grocery stores like Green Gourmet and Morton Williams Supermarket are only blocks away from the building, Trader Joe’s and Whole Foods are also readily accessible. The cooperative sits just a few blocks from John Jay Park and St. Catherine’s Park, both of which feature open green space, playgrounds and athletic facilities. Locals can take in riverside views from the East River promenade, while Central Park flanks Lenox Hill to the west. And because of the building’s proximity to Midtown, residents are an easy subway or cab ride away from the theaters of Broadway and the glamour of Fifth Avenue.

Access to Q train, crosstown bus and FDR Drive

Residents are two blocks from the subway station at Second Avenue and 72nd Street, which offers service to the Q. A stop for the M72 crosstown bus is just outside the door of the co-op building, and M15 and M31 bus stops flank the block. Drivers can quickly access FDR Drive, which runs along the east side.
