Intimate uptown condo across the street from Central Park

“In this building, your backyard is right outside the front door. “And that’s Central Park, says Javier Lattanzio, director of sales and rentals at Time Equities Brokerage, who has been selling homes in the building since it was converted to condos in 2006. Residents of 425 Central Park West need only cross the street to be on a shaded path encircling a small pool with waterfalls and wildlife — a popular destination for birdwatchers. The North Woods, an unlandscaped section of the park, is also nearby, as is the Great Hill, which features a track and large lawn for parties or summer events. The building is also less than a block from the subway. “It’s great location-wise with the park and the train right there,” Lattanzio says. “And it’s a small building. There are only 60 units, so it’s very intimate.” Built in 1941, the terracotta-and-brick building “is in incredible shape in terms of maintenance,” the agent adds. “The condo board is very hands-on.”

Studios and one-bedrooms with flex spaces

The majority of residences at 425 Central Park West are studios and one-bedrooms. Although finishes vary between units, condos in the building offer hardwood floors, built-ins, large windows overlooking the park and sunken living rooms. Foyers and wide hallways, as well as transitional floor plans, make the apartments seem large and airy. Most units have windowed kitchens and arched door frames throughout. Lattanzio represents a more than 900-square-foot one-bedroom that has gotten a complete makeover. “We changed everything: the floors, the kitchen, the bathrooms. Everything has been gut renovated, so the buyer won’t have to do a thing.” The oversized one-bedroom, which offers a flex space that could be an office area, was listed for just over $1 million in the summer of 2024. A studio sold earlier in July 2024 for $540,000, while a two-bedroom, two-bathroom home asked $1.82 million. Rentals are permitted, with studios fetching about $3,000 a month and one-bedrooms renting for around $4,300 per month.

A staffed building with a fitness center

The boutique condo offers a classic lobby with black-and-white checkerboard flooring and a part-time door attendant, as well as a porter and a resident manager who lives in the building. There’s also a fitness room with hardwood floors and Technogym equipment, a laundry room, storage for rent and a bike room — perfect for residents who want to ride around Central Park’s six-mile loop. The building’s proximity to the park is also a plus for pet owners who can let their dogs run off-leash between 6 a.m. and 9 a.m. and again from 9 p.m. to 1 a.m.

A residential block with a Whole Foods nearby

Central Park West is a heavily residential avenue, so residents don’t have a coffee shop downstairs and have to walk a few blocks to stores and services. There are a few delis on West 103rd Street and at the corner of West 96th Street. There are several shops along Columbus Avenue between West 97th and West 100th streets, including Target, Sephora and T.J. Maxx, plus Whole Foods and a Whole Food wine shop, both of which deliver. Osteria 106, an Italian restaurant, and Saiguette, serving Vietnamese takeout or delivery, are a few blocks up at West 106th Street and Columbus Avenue. A cluster of “superblocks” lies between Manhattan and Amsterdam avenues, home to several low-income housing buildings.

Less than a block from B and C trains

The building is across the street from the B and C trains at West 103rd Street and Central Park West. The M10 provides bus service up and down Central Park West, and there’s crosstown service via the M96 bus on West 96th Street. Drivers can also use the West 96th Street thoroughfare to access the Henry Hudson Parkway, making for a quick escape from the city.
