A high-rise luxury condominium designed by the renowned American architect Michael Graves
In 2003, Michael Graves — one of the so-called New York Five, a group of influential East Coast architects who championed Modern architecture, and a renowned architecture professor at Princeton University for four decades — dreamt up a luxury high-rise condominium with vertical bands of aluminum and glass window walls interspersed with brick masonry, a striking mélange of old and new design. Adhering to the modernist concept of “form follows function,” Graves designed the 54-story tower with a facade that designates the changes in use with zoning setbacks.172 residences are housed on the top 44 floors, while two amenities floors, four commercial offices, and two retail floors are located on the lower eight levels. On the ground floor, the ellipse-shaped lobby is swathed in burled wood and marble, with dedicated elevators to a 7th-floor sky lobby. “425 Fifth Avenue was one of the first upscale, mixed-use condo developments in the Midtown with retail and offices in the same building,” says Alexandra Bellak, associate broker at Douglas Elliman, who has represented two units in the building. “It brought a new elegance to the area.”
Large expansive windows with views of New York City architectural icons
Plenty of owner-driven changes have been made since the building opened, so there are variations between units. Some have been fully gutted with structural modifications. Others are closer to the original floorplans and interior design, down to the cherrywood floors and pre-war crown molding. A well-maintained 590-square-foot studio preserved with most of the original features and unobstructed views of the Empire State Building typically lists between $799,000 and $875,000. Similarly, a high-floor, 980-square-foot one-bedroom corner unit could fetch between $1.1 million and $1.4 million. According to Bellak, one of the major draws to living at 425 Fifth Avenue is that “only a handful” of condos are on each floor. Because of the building’s Midtown South location and large expanses of windows in every unit, each has views of New York City landmarks like Central Park Tower, the Chrysler Building and One World Trade Center.
Two floors of dedicated amenities spaces, including a spacious wrap-around terrace
425 Fifth Avenue is a full-service building with a 24-hour door attendant, a laundry room with dry cleaning services, rentable storage space and bike parking. “Buyers choose to live at 425 Park Avenue because it is centrally located and close to uptown and downtown. But also, because the building is well-run and managed with an excellent staff,” says Bellak. Spanning two floors—floors seven and eight—the amenities suite is organized into two sections: wellness and entertainment. On floor eight, residents can access the health and recreation center, which includes a fully equipped fitness center, movement studio, indoor pool, steam room, sauna, massage treatment rooms and a wrap-around sun terrace. “The gym is spacious and was recently revamped with the latest equipment,” says Bellak. Floor 7 is outfitted with a theater room, game room, party and event space, a children’s playroom and a business center.
Midtown South, a neighborhood of New York icons like the Empire State Building
When residents step outside 425 Fifth Avenue, they can walk to legendary New York icons that people worldwide come to see. The Empire State Building is just four blocks down Fifth Avenue, Bryant Park is two blocks north and The Morgan Library & Museum is one block east. Entertainment is plentiful, including Madison Square Garden, Rockefeller Center, Radio City Music Hall and the entire Theater District. Nearby Korea Town offers karaoke, retail stores and restaurants ranging from cheap to exorbitant. For groceries, residents can shop at Target on 34th Street and Whole Foods across from Bryant Park.
Just four blocks from Grand Central Station
Residents can walk just four blocks up to Grand Central Station, which services the 4, 5, 6, 7 and S trains and a terminal with trains from Metro-North Railroad and the LIRR (Long Island Railroad). For those who drive, the Queens-Midtown Tunnel and FDR Drive are just four avenues east.
