Privacy and a prime Greenwich Village location in a prewar building

Not everyone wants a doorman. Sure, it’s nice to have someone to help with the groceries or the luggage, but, on the flip side, that person is always around. For someone who values privacy, it’s not always comfortable. However, luxury residences in certain parts of the city, including lower Fifth Avenue in Greenwich Village, tend to be staffed up, according to Ari Harkov, a real estate broker who co-leads The Harkov Lewis Team at Brown Harris Stevens. The 16-story, prewar co-op at 45 Fifth Avenue between East 11th and 12th streets is an exception. “If you want that lower Fifth Avenue location, but want a more laid-back building and to feel like you have a little bit more privacy, this gives you the location and the elegance of the prewar building without the doorman in the cap,” Harkov explains. “Someone’s not watching you coming and going.” Built in 1925 and converted into a co-op in the 1980s, the building features a limestone facade on the street level, with red bricks starting on the third floor. “But it’s a fairly simple building,” Harkov says. “You have a really nice lobby. It’s a prewar building. It’s lower Fifth. We have a live-in super, and that’s it. No amenities, no other kind of service.”

Next to an arts club on a tree-lined block

On the other hand, the building is located in one of Manhattan’s most charming areas. The co-op is on a tree-lined block, across the street from the landmarked, Gothic Revival-style First Presbyterian Church. It’s also between Union Square and Washington Square Park, two of the city’s most iconic green spaces. Union Square offers its famous farmer’s market four days a week — as well as a popular holiday market — and has benches and lawns for lounging. Washington Square Park, with its marble, Stanford White-designed arch dating to 1895 and a central fountain, is full of NYU students and downtown denizens. Strand Books, boasting 18 miles of books, is two blocks away. Several coffee shops and restaurants, from classic steakhouses to trendy Mediterranean eateries, are within a five-minute walk, and there’s a Planet Fitness on 14th Street between Fifth Avenue and University Place. The Salmagundi Club, a fine arts center with more than 1,250 members, has been located next door at 47 Fifth Ave. since 1917 (although the club was founded in 1871) and presents lectures, exhibitions and other events for members and the public.

One-bedrooms and a unicorn combination unit

The building initially offered 65 one-bedroom apartments, with nothing smaller or larger. Today, a few units have been combined — including one Harkov represented — but the vast majority of homes here are still one-bedrooms. Residences offer hardwood floors, beamed ceilings, oversized windows and spacious layouts with small, but separate kitchens. In the third quarter of 2024, a one-bedroom on the second floor was listed for $829,000. A similarly sized unit on the 16th floor had a price tag of $1.06 million earlier in the summer, and a 17th-floor residence asked nearly $1.4 million in October 2022. The combined two-bedroom, two-bathroom home listed by Harkov for just under $2.5 million is somewhat of a unicorn because of its size and the quality of the renovation. “A combination can be awkward, but, in this case, it really works, and I don’t even think you would necessarily know that it was combined,” he notes. Overlooking Fifth Avenue, the residence has views of First Presbyterian Church, a washer/dryer in the open kitchen and two custom-designed walk-in closets.

Walkable to transit hub at Union Square

The closest subways — including the L, N, R, Q and W trains and the 4, 5 and 6 — are at Union Square. A, C and E, as well as B, D and F trains, can be found at the W 4 St-Wash Sq station, about a 10-minute walk. The PATH train, servicing New Jersey, is located at the corner of Fifth Avenue and West Ninth Street. Drivers can access the FDR or the West Street (which turns into the West Side Highway) via 14th Street.
