A Renaissance Revival co-op on West End Avenue

A quintessential prewar building tucked along a quiet, tree-lined stretch of the Upper West Side, The Belvoir features a handsome Renaissance Revival design by George F. Pelham, a prolific residential architect whose peers included Rosario Candela and Emery Roth. Completed in 1928, the 15-story structure — also known as 470 West End Ave. — is located on the corner of 83rd Street and was converted into co-ops in 1970. From the outside, planted garden beds flank the building’s canopied entrance, which is framed by two stories of terra-cotta ornamentation set against beige-colored brick and limestone. Polished brass double doors lead to a spacious lobby attended by a 24-hour doorman and decorated with tufted leather sofas and Persian-style rugs. “The lobby is very elegant and regal, like entering another world,” says Frances Katzen, who leads the Katzen Team at Douglas Elliman and recently sold a three-bedroom unit at the property. “The buildings of that era will never be replicated.”

Classic prewar layouts starting at $399,000

While many of the 106 apartments at The Belvoir have been renovated over the years, the classic prewar layouts are largely intact, with common features including entry foyers, formal dining rooms, ample closet space, en-suite bathrooms and eat-in kitchens. Ceiling heights are above 9 feet, and windowed kitchens and bathrooms are standard. Many of the recently updated homes adhere to an elevated aesthetic, with high-end kitchen appliances installed along with stone countertops, custom cabinetry and hardwood floors. Residences also tend to be on the larger size, with almost no studios. One-bedrooms start at $399,000 and go all the way up to $1.25 million for a top-floor unit equipped with a massive private terrace. Two-bedroom dwellings range between $1.4 million and $1.8 million, while three-bedrooms start at $1.75 million. The penthouse level — from which the Hudson River can be seen — commands a premium, with a two-bedroom selling in March 2021 for $3.9 million. The building also contains a three-bedroom maisonette with its own street entrance, which last sold in May 2024 for $1.75 million. The co-op board maintains standard financing policies, although pied-a-terres are not permitted. “They are not rental friendly unless absolutely necessary,” adds Katzen. “They’re looking for end users, not investors.”

A 24-hour doorman and on-site resident manager are main perks

Unlike many modern luxury developments, The Belvoir was not originally designed with a plethora of bells and whistles. “What people will find here are the most basic and most important amenities: security, doorman and concierge, as well as access to groceries, subways and parks,” says Katzen. The on-site resident manager ensures that the elegant lobby — with its stained-glass windows, polished stone walls and elaborate crown molding — is well maintained. The property also includes bike storage area, storage lockers for each unit and a shared laundry room, although some residences come with their own washers and dryers. While the building doesn’t contain a fitness center, there are plentiful options in the vicinity across a range of price points, such as Crunch Fitness, Equinox, New York Sports Club and Kinespirit Riverside Gyrotonic & Pilates Studio.

Near numerous Upper West Side attractions and conveniences

As Broadway bustles with a constant flow of pedestrians and street traffic, West End Avenue (one block over) is decidedly quieter and maintains a residential vibe due to far fewer retail shops and no commercial traffic. “It’s more bucolic and feels like a neighborhood,” says Katzen. One of the most popular locations within several blocks of The Belvoir is a bona fide Upper West Side institution: Zabar’s, the sprawling grocery store that opened in 1934 and serves some 40,000 customers a week. Another nearby option is the Fairway Market on 74th Street and Broadway, while the original location of the gourmet food shop Citarella is just a block from there, on 75th. “In terms of restaurants, it’s got all the trendy eateries nearby,” adds Katzen. Among them are Jacob’s Pickles, Sarabeth’s, Westville, La Siren and French Roast, but fast-casual spots such as Chipotle and Panera Bread can also be found. Within a few blocks of the building, Broadway is peppered with an assortment of businesses including numerous beauty salons, an AMC movie theater, Barnes & Noble and a Weill Cornell Medicine Primary Care practice. An acupuncture practice is located on the ground floor of The Belvoir via a separate street entrance.

Several cultural attractions, especially ones that cater to families, are within walking distance. The five-story Children’s Museum of Manhattan, for instance, is located on 83rd Street between Broadway and Amsterdam Avenue and offers a slew of interactive exhibitions. The American Museum of Natural History, with its new wing by architecture firm Studio Gang and beloved planetarium, is a 15-minute walk away and borders Central Park. Less than a block from The Belvoir is Riverside Park, which stretches four miles along the Hudson River and includes an array of recreational areas, including Hippo Playground near the building.

Easy access to the 1 train and crosstown bus service

The Belvoir is midway between two subway stops along the 1 train, at 79th Street and 86th Street, a 5-minute walk to each. The B and C trains stop about 15 minutes away at 86th Street and Central Park West. The M5 bus, which makes a stop along Riverside Drive, travels between Inwood in Upper Manhattan all the way to the Empire State Building, while crosstown service to the Upper East Side can be found in the form of the M79 bus, which stops at 79th Street and Broadway. Also along Broadway is the M104, which serves Columbia University all the way down to Times Square. If traveling by car, the building is not far from the 79th Street onramp to the West Side Highway.
