A 1950 co-op building on a tree-lined block near Carl Schurz Park
At 505 E. 82nd St., residents live just a block from Carl Schurz Park — home of Gracie Mansion — and the East River. “The location on York Avenue is great and very low key,” says Sam Horowitz, co-founder of Samuel Realty Group, who recently listed a rental unit in the six-story co-op building. Constructed in 1950 as rentals, the red-brick structure was converted in the 1980s and has little exterior adornment, with a first floor separated by a light-colored horizontal band and several rows of projected bricks, an element used sparingly on other parts of the facade. Additionally, the canopied entrance is recessed into the building, which creates space for a line of fire escapes above. Minded by a part-time doorman, the 54-unit Yorkville property has an elevator as well as a garden courtyard exclusively for residents. “There’s a nice community, good staff and the apartment sizes are very generous,” adds Horowitz.
Mostly studios and one-bedrooms, starting at $300,000
The residences are a mix of mostly studios and one-bedroom units, plus a few two-bedrooms. Prices for studios range from $300,000 to $385,000, and one-bedroom homes can be found for around $500,000. A two-bedroom unit with a den sold in February 2023 for $1.2 million in one of the highest-priced deals in the building. Most of the units are equipped with hardwood floors and ample closet space, and in-window air condition units are common. As far as special policies go, subletting is permitted pending board approval after two years of owner occupancy, for a maximum of six years. Also allowed are co-purchasing, pied-a-terres and up to 80% financing.
A private courtyard and laundry room are key amenities
Amenities at the elevator building include a part-time doorman, resident super and a shared laundry room. The carpeted lobby has a swanky look with warm wood paneling and mirrors, plus a dark-leather sofa. Accessible through the basement, the private landscaped courtyard is dotted with tables, chairs, chaise longues and benches. “I don’t know if it beats the park, but it’s nice to have your own little backyard,” says Horowitz. The building does not have parking, although there are several garages nearby as well as street parking. There also isn't an on-site gym, but across the street is Juliet Wellness, a small fitness studio offering personal training. Two larger options nearby include the Equinox on Lexington and 85th Street and the New York Sports Club on 76th Street and First Avenue.
A buzzy uptown neighborhood with new restaurants
The long-awaited debut of the Second Avenue Subway in 2017 marked a new chapter for Yorkville. “In recent years there’s been a tremendous amount of interest and new people moving in, and prices have slowly risen as a result,” explains Horowitz. Besides residents, the neighborhood has welcomed a slew of new restaurants, among them Adria, a popular Italian eatery on Second Avenue and 81st Street that specializes in pasta and seafood. “A neighborhood staple is Arturo’s, which has a slice window on York and fine dining across the street,” says Horowitz. “There’s also a specialty sandwich shop and market, Yura on East End, whose proprietor is an unbelievable cook and makes some of the best quality food.” Residents have easy access to grocery stores with a location of D’Agostino’s two blocks away, plus Agata & Valentina, a gourmet option, on First Avenue.
“I know several people who live in the building, and they are Carl Schurz Park regulars,” says Horowitz. “The entrance is on 82nd Street, so you walk to East End and you’re there.” The riverfront green space is home to the official residence of the mayor, the historic Gracie Mansion, as well as sports courts, lawns, a dog run and a playground. Just north of the park is Asphalt Green, a post-modern asphalt plant that was transformed into a sprawling rec center and swimming complex that oversees a host of community programs.
About 10 minutes to the Q train
Yorkville is serviced primarily by the Second Avenue Subway, officially the Q train, which stops at 86th Street, a 10-minute walk away. The 4, 5 and 6 trains all stop about 20 minutes away at 86th Street. There are also several bus lines in the area, with the M31 traveling down York Avenue before ending in Hell’s Kitchen. The M15 is another popular route that spans almost the full length of Manhattan, going all the way down to Battery Park. For those traveling by water, there’s an NYC Ferry dock at 90th Street and FDR Drive, where riders can board a boat up to Throgs Neck in the Bronx or down to Wall Street, with several additional stops. In addition, there are two Citi Bike docks that can be found on either side of the block.
