A midcentury Riverdale co-op with prewar-like layouts and architectural detailing

Built in 1954, this Riverdale co-op “looks and feels more like a prewar building,” explains Ladie Whitaker, a Keller Williams broker who recently sold a residence there. Here, sizable floorplans are outfitted with?many attributes one might find in a prewar building, including ample closets, salon-like foyers and galley-style kitchens. “Plus, most units have original architectural flourishes like crown molding, built-in bookcases, recessed shelving and sometimes even the original parquet flooring,” Whitaker says. About half of the units have “big” terraces with “fantastic” city or river views, she adds. Unlike many other midcentury buildings, the layouts weren’t optimized for space and units have more bedrooms than new-construction condos. “[The co-op] is ideal for families or those looking for more space,” says Whitaker.

Spacious floorplans with ample closets, big bedrooms and formal dining areas

The co-op includes 115 residences across seven stories, ranging from studios to three-bedrooms. Studios are sized between 450 and 600 square feet and feature multiple closets, many with an extra alcove; the most recent sale closed at $150,000 in April 2024. One-bedrooms average 750 square feet and feature eat-in kitchens with large living areas starting at 20 by 10 feet; the last unit sold for $170,000 in?July 2024. Two-bedrooms, spanning between 850 and 1250 square feet, have grand gallery-like foyers with two closets and larger, open kitchens attached to a dining area; the last transaction netted $323,000 in July 2024. Stretching from 1,250 to 1,600 square feet, there are only four three-bedrooms in the building, all of which feature a roomy primary bedroom suite with an oversized walk-in closet and bathroom with fittings for two; the latest purchase fetched $369,000 in March 2024.

One of Riverdale’s few co-ops with a 24-hour door attendant

This midcentury co-op is a full-service building with a round-the-clock door attendant, live-in resident manager and part-time service staff. “There are many co-ops in Riverdale,” says Andrew J. Kramer, associate real estate broker at Brown Harris Stevens. “But the majority of them don’t have doormen.” According to Kramer, who recently sold the only doctor’s office in the building, the common spaces and lobby were recently renovated and are “meticulously maintained.” The property is known for its massive, landscaped courtyard with deep lounge seating and wide benches, complete with an extensive children’s playground (fenced-in for added security). On the lower level, residents can find two spacious laundry rooms with multiple folding tables and chairs. On the same subterranean floor, there is rentable personal storage and a bike room. Plus, Kramer says that?in addition to the basement parking garage that is currently waitlisted (some resales come with deeded parking spaces), the neighborhood is known for its “plentiful” street parking.

Quiet side streets, local joints and the occasional dog walker

Some think of Riverdale as a quaint Bronx neighborhood made up of fancy homes, tall trees and stone walls. In reality, it’s quite diverse, with subsections made up of varying housing types, with pleasantly unsurprising suburban characteristics Manhattan College students toting book bags, cool dads wearing the Comme des Garçons edition of Converse Chuck Taylors and school buses dropping off children. This particular pocket, North Riverdale, is famously a residential locale made up of single-family homes and mid-rise brick-clad apartment buildings. Unlike the upscale sector on the hillside resembling rural Connecticut, this area has gridded side streets?similar to suburban New York. There is, however, one common tie between all Riverdale addresses: the vast amount of green space at Riverdale Park, with incredible views of the Hudson River. Van Cortlandt Park, to the east, also offers 1,146 acres of green space. On Broadway, though sporadically, there are a few family-owned restaurants and bars, including Cote Wine Bar, Frida’s Tacos and Bronx Burger House. Many residents frequent the Riverdale Y, the community-driven fitness center known for its youth and family programming and the in-house performing arts center. For groceries, residents can shop at three nearby markets: Key Food, CTown and Riverdale Kosher Market.

Express bus routes, Metro-North and major highways for commuters

What’s the tradeoff for living in this quiet Riverdale neighborhood? It is more remote than other Bronx neighborhoods. Nearby thoroughfares,?Henry Hudson Parkway and the Major Deegan Expressway, make driving easy throughout the boroughs. Via car, bus, or subway, getting anywhere below Yankee Stadium is a bit of a schlep. Express bus routes — Bx7 and 10, and BxM1, M2 and M3 — connect locals with nearby subways, the Upper West Side and 254th Street Metro-North station just a 13-mile ride to Grand Central. It’s the fastest way to get to Manhattan, with the trip taking about 25 to 30 minutes.
