A 25-story boutique condominium with a self-cleaning facade
When it was completed in 2019, 570 Broome Street was a big deal, not only for its fascinating silhouette of floor-to-ceiling Schüco glass panels placed into a sand-hued stone facade, but also the fact that it was purportedly self-cleaning (more on that in a bit). Designed by acclaimed architect Tahir Demircioglu of Builtd, the 25-story condominium includes 54 residences, with interiors styled after the lofts that West SoHo is known for by Skidmore, Owings and Merrill, who still maintain a stronghold among the city’s most coveted design firms. “It’s a very beautiful building,” says Brandon Bogard, a licensed real estate salesperson at SERHANT. “It’s in a great location where you’re at the nexus of Tribeca, Soho-proper, Hudson Square and Greenwich Village. The building itself is very luxurious. It’s quaint — not huge — but the finishes are elevated.” Given the historic district status of much of SoHo, new builds are rare, but just over the western border in neighboring Hudson Square, there’s still some room for new developments like 570 Broome Street.

What makes 570 Broome Street stand out is its unique architectural style, which comprises specially coated, Neolith, sintered stone slabs on each side of the building, as well as three-story-high glass panels in the shape of staggered cubes. When it comes to the inspiration for his design, as well as how the structure fits in with existing historical schemas of the area, it’s all about the project’s context: “570 Broome is inspired by its setting; a whimsical combination of contemporary and contextual elements which define its close environment, once known as the Printing District neighborhood,” says Tahir Demircioglu, founder of Builtd and lead architect of the building. “Both the mass and the facade treatment of the building come together in a lively manner, creating private and correctly scaled outdoor spaces.” Here, he points out to the “volumetric play” of the structure, which creates unique layouts throughout. “At a larger scale, this play of geometry results in 'urban windows/cubes,' which altogether define its particular identity.”
A self-cleaning, air-purifying, high-performance curtain wall
Perhaps the most interesting detail about the structure is its ventilated facade system and the special coating on the stone cladding, which was developed in partnership with a photocatalytic treatment company named PURETi. “The application of the coating transformed the facade into a self-cleaning air purifier which helps to improve air quality and keep the surfaces clean,” says Demircioglu. “This clever invention can actually clean the air — it uses sunlight to zap harmful nitrogen oxides and volatile organic compounds that touch the specially treated stone.” According to Demircioglu, every 10 square feet of surface area “equals the cleaning effect of a car off the road for one year,” while 40 square feet of the treated surface area equals the “cleaning effect of a medium-sized tree.”
One- to three-bedroom units, starting around $1.5 million
All that’s great for architectural (and environmental) enthusiasts, but what about the actual interior units? Featuring setback terraces and 11-foot-high ceilings, each unit lends an airy feel and utilizes high-end materials across the board, including Calacatta and Oro Nero marble from Italy. “They did a lot of walnut finishes on the cabinets, which is reminiscent of the old printing houses,” says Bogard. “The wood and the marble and the light give it a lofty feel, and the units have very high ceilings.” Most units, Bogard points out, have city-proof, noise-reducing floor-to-ceiling windows, except the bathrooms, which tend to have smaller windows. “Because of the floor-to-ceiling glass, it’s very picturesque,” he adds. “South-facing units have views into Lower Manhattan. It’s striking when you walk in, because there is nothing adjacent to the building. So even on lower floors, you get fantastic light.” Bathrooms feature radiant-heated marble floors and custom, double vanities. Square footage ranges between 677 and 802 square feet for a one-bedroom, which can list for around $1.5 million, and between 1,183 to 1,250 square feet for a two-bedroom, which ranges between $2.3 million and $4.2 million. Three-bedrooms average around 1,540 square feet, or up to 1,943 for a penthouse unit, and range between $3 million and $5 million, depending upon views and square footage.
Posh amenities, despite the smaller scale
As of spring 2024, amenities were just updated last year, which includes a spa, a sauna and a steam room. There’s also a roof terrace with a grill and a working lounge. The terrace, adds Bogard, is landscaped and very quiet, even though it’s so close to the Holland Tunnel. “It’s very downtown vibes. It’s a very small building, and most usually don’t have amenities this nice. The gym is fantastic.” Buyers can expect a full-time doorman, private storage units for purchase, and a pet-friendly policy.
At the nexus of Manhattan’s most coveted neighborhoods in Hudson Square
With SoHo bordering the east and Greenwich Village to the north, residents are nestled right in the city’s cultural, culinary and fashion epicenter. The Hudson River is also just steps away, which includes Hudson River Park’s tennis courts and piers. But buyers should be aware that the entrance to the Holland Tunnel is also close by, so the area gets a lot of car traffic. The A, C and E trains are located three blocks east at Spring Street, and the 1 and 2 trains are just two blocks south at Canal Street.
