A luxe new mid-rise condominium on South Slope’s Fourth Avenue

South Slope’s Fourth Avenue may not have the ultra-trendy, boutique-laden appeal of Park Slope’s Fifth Avenue, but many believe it’s only a matter of time. Once known as thoroughfare between boroughs, this Brooklyn neighborhood is rapidly changing, namely due to the influence of new luxury condos that have sprung up in the area over the last several years. And since much of Park Slope is a Historic District, there are strict height restrictions for all new builds — except, that is, for new residences facing Fourth Avenue.

With this in mind, The Daten Group, along with Fischer + Makooi Architects (or FMA) — the same designers behind several other luxury residential buildings, including 111 Montgomery in Crown Heights — constructed an 11-story, 70-unit condominium, with all the deluxe amenities buyers have come to expect in newer constructions. Completed in 2019, the building has an impressive 11,000-plus square feet of combined outdoor space and an entire indoor floor dedicated to indoor amenities. 575 Fourth Avenue consists of two connected buildings in an L-shape, one section of which is only five stories. “There were originally townhomes here, so there were height restrictions. When they purchased them, we could only build up to five stories [on Prospect Avenue],” says Brent Heine, the exclusive broker for the building with Brown Harris Stevens. “The first street you can actually build up past the height restriction is Fourth Avenue.” What this also means for residents — at least in this building — is they won’t have to worry about a new skyscraper coming in to block their views anytime soon.

Units with wrap-around terraces, outdoor grills, and ample views

Peeking into one of the available corner units on the 9th floor, another rarity became apparent during a spring 2024 site tour: two separate terraces —one wrap-around with south, east, and north views, and another just off one of the bedrooms — totaling 515 square feet, or the equivalent of a typical Manhattan studio. “The units with the terraces also have gas grills, which you rarely ever see, and water and electricity,” explains Heine. “Many of the terraces have views of the Verrazano Bridge, South Slope, Park Slope, Greenwood, Red Hook, and Manhattan.” Despite some of the private outdoor spaces overlooking the busy BQE, inside the double-glazed windows eliminate much of noise from the traffic down below.

Over 11,000 square feet of combined outdoor spaces with panoramic views

Standing on one of the unit terraces, Heine went over the three common spaces, pointing to the great lawn down below: “One is this 8,000 square foot outdoor lawn, which is fantastic. There’s also a roof deck here [on the 5-story building] and another one [on the 11-story building].” The great lawn, enveloped by landscaping, includes grills, ample lounge chairs and dining areas, a rectangular green space for yoga or parties, a fenced-in dog area and a separate children’s play area. But the real surprise is just how quiet and private the space feels, despite the busy surroundings. Up on the main, 3,000 square-foot roof deck, residents can glimpse panoramic views of Midtown Manhattan, Downtown Brooklyn, and beyond, as well as access grills with sinks, more lounge chairs, and another curious rarity for NYC builds: two outdoor showers. “Something you’re not going to find in any other project is outdoor showers. The whole concept for this is for sunbathing,” says Heine. And while they are currently sold out, the building also offers a series of private, rooftop cabanas for purchase.

Diverse floor plans, high-end appliances, and earthy, streamlined cabinetry

With 56 different floor plans, each residence is outfitted with eight-inch, white oak floors, multi-zoned air conditioning, and Thermador and Bosch appliances. “They also have very high ceilings, between nine and 11 feet. It just depends on what floor you’re on,” Heine said. “All the custom-cabinetry was done here in Brooklyn. Our convection microwaves are all Bosch, and so are our concealed dishwashers, which are part of every unit. It’s very modern for Park Slope, but it’s warm. We didn’t go with sterile white kitchens. There’s that warm wood and darker countertops, so it has more of a home kind of feel.” In the kitchen space, while checking out the stove top, Heine shared another little-known fact that all prospective buyers should keep in mind for the future: “We were one of the last buildings to get gas, because it’s been outlawed in all of New York. So, if you’re building anything that’s going to be completed in 2027, going forward, it has to be electric.” Another nice feature within the kitchens are the soft-close drawers, saviors for those prone to slamming cabinets. “And if you forget to close them, they close on their own,” adds Heine. In the bathrooms, prospective buyers will find either porcelain tiles or Dolomiti marble tile walls, some of which include five distinct types of marble, as well as double-vanities and custom, purpose-built cabinetry. “All of the bathroom fixtures are Waterworks, they didn’t cheap out on anything. Some units have beautiful views in the bathrooms, too, which is very unusual,” adds Heine. One-bedrooms have listed anywhere between $650,000 and $899,000 in recent years, whereas two-bedrooms generally range between $1.1 million and $1.3 million, depending on square footage and outdoor space. Three-bedrooms typically start at $1.5 million and up.

Tons of indoor amenities for entertaining, co-working, and play

The building has a full-time super, a door attendant, and ButterflyMX entry for after-hours. Down in what the building calls “The Cellar” (“just a fancy word for the basement”), residents can find another series of amenities ranging from a high-tech gym, children’s playroom, a sound-proof music room with a drum set, keyboard, amps, and microphones, as well as a resident’s lounge and separate game room. The game room, which is open 24 hours, has a pong and pool, and there’s a co-working area and kitchen in the resident’s lounge. The children’s playground includes a wall-length chalkboard, a giant tree sculpture in the center, and the colorful carpet gets shampooed every month.

A growing residential area with proximity to Prospect Park, easy access to I-278 and the R train

Just outside the building, residents can access the R train under the I-278 underpass, and four blocks north, there are the F and G trains at the 4th Avenue/9th Street Station. The entrance to I-278/the BQE is just outside the building for an easy commute to Manhattan, Queens, and upstate. The building also has 34 deeded parking spaces in a covered garage, but as of spring 2024, they are currently all sold out. Prices for the deeded parking spaces go for roughly $150,000. South Slope may not have all the fancy restaurants and shops of Park Slope, but residents still have proximity to the best of Brooklyn. Prospect Park, one of Brooklyn’s largest greenspaces, is 5 avenues away, and just one avenue east, residents can find some of the borough’s best boutiques, vintage shops, and local artisan stores. Studio Pilates is just downstairs at the base of the building, and Industry City, a major shopping hub near Gowanus Bay, is also nearby.
