A handsome Emery Roth-designed Upper West Side co-op

“Living in an Emery Roth building is a status symbol,” says Katie Thurber, Realtor at SERHANT, who has sold listings in several Roth-designed co-ops on the Upper West Side. “Prewar Emory Roth resonates in every circle.” 65 Central Park West might be the most modest of all Roth's Central Park West residential towers. Unpretentious and dapper, the residential tower built in 1926 was designed with a three-and-half-story limestone foundation with rusticated ornamentation and finials along the top terrace. From the third floor up, the building is clad in terracotta masonry featuring two-story windows adorned with classic Beaux-Arts motifs, including swags, a cherub, medallions and balustrades. “When you think of old-timey New York, you think of this kind of historical building and the luxury associated with its prewar design,” says Thurber.

A boutique-sized building with spacious prewar layouts

“The building has a smaller, boutique feeling because there are only 107 units,” says Thurber. “There is a small, tight-knit community here.” 107 residences are comprised across 16 stories (an average of six units per floor), with homes ranging from one- to four-bedrooms. One of the more modest listings, an 850-square-foot one-bedroom on the fourth floor with a decorative fireplace and the original hardwood floors, sold for $965,000 in January 2022. Likewise, a classic six corner unit on the same floor with two bedrooms and a direct view of Central Park sold for $3.4 million in June 2022. In like manner, a 1,800-square-foot three-bedroom on floor six with an entire wing dedicated to the primary bedroom sold for $2.4 million in June 2023. The grandest of listings, a four-bedroom converted from two six-room units with a 22-foot-wide formal dining room and a 16-foot-wide primary bedroom walk-in closet sold for $6.9 million in June 2013.

Elegantly modest amenities, including a bike room and personal storage

As is with most prewar buildings, the amenities are elegantly modest. 65 Central Park West is a full-service building with a 24-hour door attendant, a live-in resident manager and full-time porters. Regarding traditional amenities, the building is outfitted with a laundry room and offers rentable storage spaces in the basement. On the same subterranean level, residents can find a bike room.

The perfect location to watch the annual Macy’s Thanksgiving Day Parade

Every year, the annual Macy’s Thanksgiving Day Parade makes its way down Central Park West, starting at 77th Street and finishing at Macy’s in Herald Square. Residents have the luxury of watching the festivities from either their apartment or common areas inside the building without having to experience any of the hubbub on the street. (Or, at the very least, quickly get to the street early for a prime viewing spot.)

The neighborhood with all the culture, namely the Lincoln Center for Performing Arts

This locale is defined by its proximity to the Lincoln Center of Performing Arts, New York City’s premiere destination for classic cultural entertainment: music, theater, dance, film and opera (and also New York Public Library’s unique building dedicated to a collection exclusively about the performing arts). People move here to be near it and other iconic Upper West Side institutions, including The Juilliard School, Fordham University and the Museum of Arts and Design. In A 9-minute walk south, residents can find Deutsche Bank Center (formerly known as Time Warner Center), which houses The Shops at Columbus Circle, The Mandarin Oriental Hotel, Jazz at Lincoln Center and a humongous Whole Foods, which occupies the entire basement. Outdoorsy types are just across the street from Central Park, which comprises many westside institutions, including Wollman Rink, Sheep Meadow and the Central Park Carousel. Denizens can walk five minutes in any direction to one of the neighborhood’s grocery stores, including Target, Brooklyn Fare and Morton Williams.

Less than half a mile to 59th Street-Columbus Circle Station

The major transportation hub, 59th Street – Columbus Circle Station, which services the A, B, C, D and 1 trains, is just under half a mile walk down Central Park West. Meanwhile, a Citi Bike sharing station at Broadway and West 63rd Street is ideally located for renting a bike for local trips.
