A co-op with a great reputation in a highly desirable neighborhood that borders Prospect Park

Windsor Terrace, a small, Brooklyn neighborhood bordering Prospect Park and south of Park Slope, is home to quiet, leafy streets. Accommodating 149 units and six stories, the burly 651 Vanderbilt blends well into its narrow, tree-lined street filled with clapboard single-family homes and red-brick duplexes. “I think the attraction is that it has a suburban feel,” Corcoran broker Victoria Bongiovi says about a neighborhood she has been introducing to buyers for 20 years. “It’s close to trains and Prospect Park and Green-Wood Cemetery, which are the two largest green spaces in the borough.” Sporting a red-brick facade itself, the post-war building has a setback entrance that divides the facade in two, breaking up some of its heft. During the warmer months, lush trees partially conceal its size. But it isn’t just the romantics of the street and neighborhood attracting buyers to the 1963-built building, according to Bongiovi. “It’s very well run, which makes it desirable,” Bongiovi says. “The financials are very strong, and that makes for a solid investment in a co-op.” Common areas are always kept clean and management is responsive, according to the broker. In addition, units here are more generous than a lot of buildings in the area, and neighbors look out for each other. “It's a very structured building with a great community. I think that's why people love it so much. It just has a great reputation.”

Studio to two-bedroom units that provide great value

Common charges are low and cover water, roof, building taxes, maintenance and electric for the common areas, according to Bongiovi. All of the studios in the building have an alcove layout, but there are only a handful scattered amongst the mostly one- and two-bedroom units. Only two studios came on the market in 2023; none in 2024, priced between $400,000 and $480,000. Units have ample sunlight and are spacious enough for comfortable conversions. Floors are parquet unless an owner has used a different material during renovations. If their walls haven’t been opened up, kitchens are in a separate room, even in the studios. Prices for one-bedrooms range from the high $500,000s to mid $800,000. In the recent past, two-bedrooms commanded between the low $700,000s to around $900,000. (Bongiovi and her team sold a two-bedroom, one-bath in November of 2023 for $901,000). With a few exceptions, most two-bedrooms have one bathroom. A completely renovated two-bedroom, two-bathroom with an open-concept kitchen and living area went for $1.15 million in 2022. There is a flip tax in the building but “it goes right to the reserve fund,” Bongiovi says.

The basics are covered and residents get to cultivate a garden

Amenities at 651 Vanderbilt cover the basics. There is a full-time super (although he does not live in the building) and two porters. The large, bright lobby has a package room and there are two laundry rooms on this level. Bike storage is available, and there is an interior parking garage, currently with a waitlist. Pets are allowed but only one dog per apartment. The community garden brings residents together, according to Bongiovi. “There is a common outdoor space with wonderful landscaping and a lot of the homeowners tend to grow flowers and herbs. A lot of the homeowners get to appreciate and take care of it.”

Local dining, grocery stores and convenient transportation options

Windsor Terrace is mainly a residential neighborhood but there are a few clusters of commerce within the small area. Prospect Park West has the largest concentration of businesses with local eateries like Bedawi Cafe, Farrell's Bar & Grill and Krupa Grocery for great brunch and dinners. Prospect Market, a local grocery store, is also on the strip, as are businesses like dry cleaners and local pharmacies. On 8th Avenue is Giovanni's Brooklyn Eats, “that’s a good one,” says Bongiovi. But of course, the star of this neighborhood is Prospect Park, which is half a block away on foot. “There's the ice-skating rink, the tennis center,” Bongiovi lists. “The zoo is not too far. Vanderbilt playground and Prospect Park Lake are right there.” Residents get around the city via the F and G trains, which are only a five-minute walk from the building. The B68 travels both north and south on Prospect Park Southwest and the Prospect Park Expressway is nearby and leads to other major highways and the Brooklyn-Battery tunnel to Manhattan. .
