Aesthetically, Booth Plaza’s brick-clad exterior isn’t particularly exciting, even with the well-kept landscaping out front. But it’s not the architecture of this 8-story, 1948 co-op that makes it desirable. Instead, it’s the property’s silhouette and location that add value. Since the building is H-shaped, its apartments receive a surplus of natural light, and a higher quantity of units have double exposures — a major tick for many homebuyers. And Booth Street, a one-way stretch, allows residents to experience peace and quiet. That said, two commercial roads, packed with conveniences, local flavor and transit points, are within one block of the co-op in either direction. All in all, the property and its apartments may be simple, but Booth Plaza covers all of the necessities and then some.
Studio to two-bedroom apartments were built with closed floor plans
Most of Booth Plaza’s apartments consist of one- and two-bedrooms, but a small number of studios are also present. Many owners have preserved the original hardwood parquet floors, and every apartment has black-framed, double-hung windows. Interested buyers can also expect one- and two-bedroom units to have a spacious foyer and plenty of closets. Dining and kitchen layouts vary: some are eat-in kitchens, others are galley kitchens with a separate dining space, and a select few were renovated to have a peninsula and an open-concept feel. Some owners have converted the windowed dining area in their junior-four apartment into a small second bedroom, den or home office. Private balconies are a nice perk for select owners of one- and two-bedroom apartments, and all owners enjoy another perk: With board approval, subletting is allowed after just one year of ownership. Prices for studios start around $220,000, while one-bedrooms are typically priced in the $300,000s. In recent years, two-bedrooms have sold between $395,000 and $700,000.
Residents can park, exercise and do laundry on site
The amenities at Booth Plaza may not be glamorous, but they’re certainly practical. A small gym is located downstairs, alongside laundry facilities and a bike room. Pending availability, residents may also rent on-site storage. Part-time employees attend both the lobby and parking garage, which offers deeded spaces and EV chargers. Lastly, a live-in superintendent is available for any ad-hoc requests from owners.
One block from streets lined with shops, restaurants and public transportation
Residents have the benefit of living on a quiet, one-lane street while being right in between two commercial drags. One block north, Queens Boulevard meets basic needs with grocery stores (like Food Universe Marketplace and Trader Joe’s), banks, medical offices and restaurants. Plus, residents can commute via the M and R trains at the 67th Avenue station or the express buses that reach Manhattan in roughly 75 minutes. One block south, Austin Street is Queens Boulevard’s quaint counterpart with trendy eateries and locally owned boutiques. The Long Island Rail Road runs parallel to Austin Street, its Forest Hills station less than one mile from the co-op. From the station, commuters can reach Penn Station in roughly 15 minutes. Just beyond the train station, residents can attend concerts at the century-old Forest Hills Stadium, a staple of the neighborhood. Residents with children will appreciate that there’s a playground and A-minus-rated middle school, J.H.S. 190, right across the street.
