Classic Upper West Side co-op with Central Park views
When people think of classic Upper West Side architecture, something like the co-op at 7 West 96th Street may come to mind. The 18-story tower, dating to 1931, features classic prewar details — think tall ceilings, hardwood floors and lots of space. It’s one block from Central Park and has a roof deck overlooking the 843-acre greenspace. “One reason to choose the building is the Central Park view,” says Lavinia Giuliani Ricci, an agent at Brown Harris Stevens. “It’s an original building with lots of closets, grand dimensions and high ceilings — things we usually consider to be part of a New York, elegant apartment. The Upper West Side has a tradition of beautiful prewar buildings.” Located on West 96th Street between Central Park West and Columbus Avenues, the co-op building sits next to a former church that will soon be the new home of the Children’s Museum of Manhattan. The relatively low height of the former church — as well as the townhouses across West 96th Street — allows for light and airy apartments, the agent adds.
Spacious, flexible floorplans with prewar details
The building has about 80 units, offering spacious layouts with traditional floor plans. For example, larger units offer separate dining and living spaces instead of more modern open layouts. That creates flexibility for buyers, according to Giuliani Ricci. “If someone needs a three-bedroom, it could be a third bedroom. If they entertain, they may use it as a spacious entertaining area,” she says. The agent recently represented a three-bedroom, two-bathroom unit with eastern and southern exposures, asking $1.625 million. “The apartments in that corner are very open and airy, very sunny, very bright,” Giuliani Ricci notes. Residences have oversized casement windows, hardwood floors and beamed ceilings, although finishes vary between units. The building also has a “reasonable” co-op board that allows for financing and other provisions that Manhattan co-op boards are famous for restricting. In summer 2024, studios at 7 West 96th Street are priced between $349,000 and $475,000, while a one-bedroom sold at the end of 2023 for $545,000. A duplex penthouse with four bedrooms, three-and-a-half bathrooms and more than 1,500 square feet of terraces was listed in 2024 for just under $6 million.
A landscaped roof deck and an original Art Deco lobby
The tower’s landscaped roof deck has sweeping views of the city skyline and Central Park — from the North Woods to the Jacqueline Kennedy Onassis Reservoir and beyond — and is furnished with tables, chairs and loungers in the warmer months. The Art Deco lobby is original to the building, with ornate wrought-iron window guards. Full-time door attendants add another level of convenience and security, and there’s a live-in super as well. Residents also have access to storage and laundry facilities, and in-unit washers and dryers are allowed with board approval.
Between tennis centers at Riverside and Central parks
Being so close to Central Park gives residents many options for running, walking and biking. There’s a playground right inside the park at West 96th Street. For aficionados of racquet sports, the Central Park Tennis Center is about a five-minute walk from Central Park West, while the 96th Street Clay Tennis Courts are in Riverside Park, about five blocks from the building. Between West 97th and West 100th streets, there’s a shopping center that includes Whole Foods, a Whole Foods wine shop, Sephora and Target, as well as fast casual restaurants like Chipotle and Bareburger. There’s also a Birch Coffee on Columbus Avenue between West 96th and West 97th streets, and additional eateries can be found on Amsterdam and Columbus avenues.
Blocks from trains at West 96th Street
The local B and C trains stop at West 96th Street along Central Park West, or residents walk three blocks west to Broadway for the local 1 train or the express 2 and 3. The M96 bus offers crosstown service along West 96th Street, while drivers can access the Henry Hudson Parkway along the same thoroughfare.
