Well-maintained postwar co-op with waterfront views

Shore Road is lined with red-brick co-ops that are often indistinguishable from each other, at least from the outside. However, 7259-7261 Shore Road, built in 1955, is notable for being one of the few postwar co-ops along the windy waterfront stretch in the Fort Hamilton section. Two six-story elevator buildings comprise the complex, totaling 132 units, with the second building, 7261, tucked behind. Melissa Leifer, a Keller Williams agent, has sold here for more than ten years, and used to live in Bay Ridge as well. She notes how the co-op has long been desirable, not just for the Shore Road location but because it’s 50 years younger than most of the buildings along here. “In my opinion, the mid-to-late ‘50s were good years for buildings; they were solid.”

1950s layouts with well-proportioned rooms and numerous closets

Both 7259 and 7261 share the same qualities; the main difference is that the latter is more likely to offer views of brick walls versus the water. “Water views are gorgeous,” Leifer says of the former. She points out other favorable elements like large rooms, open layouts and good closet space. Other classic features from the era include galley kitchens, foyers and dedicated dining areas. Apartments have been updated to varying degrees throughout the years, so it’s not uncommon to encounter those with dated wallpaper or salmon-pink bathroom tiles. Newer renovations have added dishwashers, built-in microwaves and updated bathrooms. One-bedrooms are the most common and range between 650 to 800 square feet; a 2024 unit listed for $310,000. There are a smaller number of studios offering between 400 to 550 square feet, and the last one sold for $220,000 in 2023. Two-bedrooms are even less common, with about a handful spanning between 1,000 to 1,300 square feet. One came on the market in 2024 listing for $469,000.

Amenities include a laundry room, live-in super and storage

A few stairs lead to the secure entrance of 7259 and another flight of stairs to the lobby, which is more like a hallway. There’s no door attendant, so residents’ packages are typically left in the hallway. There’s a landscaped path that leads to 7261 just behind it. That’s the extent of the outdoor space, but Leifer points out how Shore Road Park is literally across the street; this is also a bonus for pet owners. Despite the co-op’s unassuming first impression, “It’s one of my favorite buildings,” Leifer says. “It has a good feel to it. It’s always clean and quiet with no drama.” A live-in super stays on top of repairs, while there’s also a subterranean laundry room, bike room and waitlisted storage bins. There is a fee for the latter. While there is a parking garage, Leifer notes that it has a years-long waitlist since so few spots become available. On the plus side, “street parking isn’t a nightmare,” she says of neighboring streets in the 70s, compared to those in the 90s.

Within easy reach of Shore Road Park, shopping and dining

Leifer touts the neighborhood’s restaurants, shopping and parks. “You can get good deals there now and prices aren’t getting any lower,” she says. “You can have a nice quality of life in Bay Ridge similar to what one could’ve had in Park Slope about 10, 15 years ago.” Granted, the Manhattan commute may be a bit longer, but those qualities include the 58-acre Shore Road Park, a narrow strip with a ball field across the way, tennis courts, a dog run, playgrounds and plenty of benches to watch boats sail underneath the Verrazzano Bridge or watch the sunset. The 4.5-mile promenade is conducive for exercising and leads to Owl’s Head Park about five blocks away, a popular community hangout thanks to its skate park, dog run, playground and hills made for winter sledding. Restaurant-lined Third Street is four blocks in the opposite direction along leafy, residential streets. The Verrazzano looms large at one end, making for a scenic backdrop. These charming blocks offer a mix of businesses, where practical options like drugstores, dry cleaners and banks are interspersed between local bars and restaurants. Nearby neighborhood favorites include Tanoreen for authentic Middle Eastern dishes, Mandato Bakery for Mexican baked goods, Amuni for Sicilian fare worthy of an Italian grandma and Clockface Coffee for artisanal drinks in cozy surroundings. Grocery options along Third include CTown, Key Food and Brooklyn Harvest Market.

The R train, express buses and commuter ferry are readily accessible

The two local R train options are almost equidistant from the co-op, with stations along Fourth Avenue at 77th Street and Bay Ridge Avenue. However, it’s about a 20-minute walk to both. The express X27 and X37 buses to Manhattan stop a block away; both the train and buses take about half an hour to reach Midtown. Conversely, it’s a shorter walk to the NYC Ferry at American Veterans Memorial Pier than to the subway, with express ferries making the trip to Lower Manhattan in about 20 minutes. Cyclists can make use of a two-mile bike path along Shore Road. For drivers, the Belt Parkway runs along Shore Road Park and provides straightforward access to the Verrazzano Bridge into Staten Island and JFK International Airport. The nearby BQE runs along the southwestern edge of Bay Ridge for reaching other parts of Brooklyn, Queens and Manhattan.
