This midcentury co-op is tucked in a leafy corner of The Bronx

Driving up to 735 Kappock St., the stereotypical picture of New York City, with its piercing high-rises and traffic-jammed streets, feels worlds away. There are only two buildings — including the 1953 co-op — along this curvilinear block. Otherwise, it’s all tree canopy and parkland. “Spuyten Duyvil is somewhat of a nature district,” says Sanjya Tidke, an associate broker at Brown Harris Stevens. “There’s a lot of greenery, and people really take pride in keeping it that way.” As such, the small Bronx neighborhood has a relatively suburban character. Postwar co-ops dominate the housing stock, but 735 Kappock St. stands out from the mix thanks to its smaller scale. “Most of the co-op buildings in this area have very large footprints,” Tidke says. “Here, it's more boutique living. There are only six apartments on each floor, which gives residents a private and intimate feeling.” The apartments, not just the building, are slightly smaller, as well, making for lower prices. Turnover rates are low, and when units do become available, Tidke says that they sell quickly.

Apartments with river views start around $230,000

This midcentury, brick-clad co-op mainly has one- and two-bedroom apartments, though a few larger units are also present. One of the best perks of living at 735 Kappock St. is that most units have Hudson River views. Those too low to catch a glimpse of the water are surrounded by lush greenery instead. And many apartments have balconies or small terraces to enjoy the scenery. Plus, some key distinctions set these residences apart from your typical city apartment. Most units have two exposures, making it pleasant to leave the windows open and get a nice breeze. Tidke adds that “new, modern-day apartments often open right into your living or dining room, but that isn’t the case here: each unit has a nice-sized foyer when you walk in.” Original units have galley kitchens and separate dining areas, but some owners have opted to renovate. “People often update the kitchen, but they generally try to keep the original floors because they’re beautiful, hardwood parquet floors,” the agent says. In recent years, one-bedrooms have ranged from $232,000 to $280,000, while two-bedrooms have cost between $365,000 and $385,000. Larger apartments, though rare to market, have sold for as much as $639,000.

Amenities include a shared garden, parking garage and laundry room

Adding to the neighborhood’s bucolic feel and down-to-earth vibe, residents have started a community vegetable garden behind the building. “Other than the garden, there’s no need for extra outdoor space since many residents have terraces, and the beautiful Henry Hudson Park is right outside their door,” Tidke says. Although they’re nice to have, the co-op’s other amenities are more practical than pleasurable. A laundry room is located on the ground floor, and downstairs, there’s an indoor parking garage with a waitlist for leased spaces. Those with a car can also rely on street parking near the co-op. A part-time doorman attends the lobby, plus there’s a live-in super and dual porter/handyman.

Green space abounds, but commerce is limited

For residents of Spuyten Duyvil, proximity to nature is the main lure, and it doesn’t get much closer than 735 Kappock St. Neighboring the co-op, Henry Hudson Park is the neighborhood’s main green space, laced with tranquil paths, its namesake statue, multiple playgrounds and athletic grounds. Just south, Spuyten Duyvil Shorefront Park connects to the Metro-North train station, and the Henry Hudson Bridge passes overhead. Slightly farther, residents can visit Ewen Park, Seton Park and Riverdale Park. Van Cortlandt Park is the farthest from the co-op, but the 1,146-acre green space has everything from biking, hiking and horseback riding trails to barbecues, dog runs and the country’s oldest public golf course. There’s very little commerce in Spuyten Duyvil, but a strip mall down the road has two grocery markets and several businesses like a laundromat, a nail salon and a Rite Aid Pharmacy. Otherwise, residents can take a short drive into Riverdale or Kingsbridge for local eateries like Aoyu Sushi and El Tina. In Kingsbridge, Broadway is lined with local shops, including a florist and an African goods store, as well as chains such as Best Buy and Aldi.

Save the Metro-North station, the area is relatively secluded

The Metro-North Railroad wraps around Spuyten Duyvil, following the coastline and stopping at the station just 0.3 miles from the co-op. From the station, commuters can reach Grand Central Terminal in a half-hour. Also near the co-op, an express bus connects residents to Midtown Manhattan in 60 to 75 minutes. Tidke adds that residents “can also take the local bus to the subway station,” which is roughly 1.3 miles from the co-op and is serviced by the 1 train. The Henry Hudson Parkway and Interstate 87 are nearby for those with cars.
