Modest postwar mid-rise across from Shore Road Park
This Shore Road co-op is typical of the era, a seven-story, red-brick mid-rise that dates to 1955. Roomy layouts, large windows, terraces and water views are the main highlights, with quick access to the Belt Parkway for commuters and Shore Road Park for green space. This modest building is part of a residential section filled with single-family homes and similarly sized co-ops, while also being within a few blocks of restaurants and essential businesses.
Traditional layouts offering outdoor space and water views
Due to the building’s age, some of the 73 units have been completely gutted, while others remain in their original state. For example, unrenovated apartments might possess salmon-pink bathroom tiles, white kitchen appliances and original wood doors and trim. More updated apartments feature kitchens with stainless steel appliances, granite countertops and refreshed backsplashes, bathrooms with jacuzzi tubs and bedrooms with custom closets. Air conditioning is limited to window units, but large windows encourage plenty of natural light. Residents in harbor-facing apartments can watch boats sail past from terraces large enough to accommodate chairs and a small table, and most units include either terraces or fire escapes.
Apartments don’t come on the market too often, least of all studios. These start at 475 square feet with compact kitchens; the last one sold in 2018 for $230,000. One-bedrooms represent the majority, offering proper foyers, galley kitchens and dining areas. These span between 550 to 980 square feet and the last recorded sale in 2021 went for $490,000. Two-bedrooms include en-suite bathrooms, dedicated dining rooms and breakfast nooks next to kitchens and offer between 950 to 1,450 square feet. A recent unit sold for almost $600,000. An equal number of apartments are rentals, which can lend a transient vibe.
Limited amenities include garage parking and a laundry room
The secure lobby has recently been renovated, yet it still feels a bit dated with its speckled tile floors and salmon-colored walls. For extra security, apartments feature updated intercom systems to buzz visitors in, while residents use key cards to enter. A live-in super keeps the co-op well-maintained, including the package room and lobby-level laundry room; only some apartments have washers and dryers. Other building updates include a new roof and revamped hallways. There is a garage next door, but rental spots have a waitlist.
Residential section near nature and businesses
Shore Road is a scenic, residential stretch across from the 58-acre Shore Road Park. Athletic fields are directly across the street, as is Narrows Botanical Garden, a peaceful 4.5-acre section run by volunteers with gardens devoted to roses, butterflies and meditation. American Veterans Memorial Pier, a popular fishing spot and scenic overlook, provides clear views of the Manhattan skyline, the Statue of Liberty and Verrazano Narrows Bridge. The local community also congregates at the 24-acre Owl’s Head Park thanks to its playground, dog run, skate park and hills made for winter sledding.
An equally popular pedestrian promenade and bike lane run parallel to the Belt Parkway. Pier 69 Market is one of the few businesses in this immediate area, a cozy on-trend cafe serving La Colombe coffee and sandwiches. More options line Third Avenue, a few blocks east, like Brooklyn Firefly for pizza and live music, Tanoreen, a destination Middle Eastern spot rated in the Michelin Guide, along with restaurants serving Indian, Uzbek and Mexican food. Other options within a few blocks include a branch of the Brooklyn Public Library, indoor and outdoor playgrounds, florists and coffee shops. Key Food is the closest supermarket, also located on Third Avenue.
Good highway access and express buses stop in front of the building
Cars and buses are the best way to get around since the R train, the only line that runs through Bay Ridge, is a 15-minute walk to 77th St. and Fourth Ave. Convenient express buses to Manhattan stop in front of the co-op. Another convenient Manhattan option includes a newer ferry route between the American Veterans Memorial Pier and Wall Street, with frequent weekday service; express ferries make the trip in about 20 minutes. Drivers can quickly hop on the Belt Parkway for the Verrazano Bridge, Manhattan and Queens.
Subletting and pets are allowed
Subletting is allowed after two years, with many owners taking advantage of that policy. Pets are also allowed, but dogs are capped at 25 pounds.
