Ritzy design and water views are major selling points for this FiDi condominium
For a long time, buyers in the top-tier luxury category overlooked the Financial District, dismissing its potential as their home base in favor of less commercial areas. However, for many, the neighborhood’s evolution — which has resulted in better shops, dining and a more laid-back atmosphere — has shifted their perspective. Still, it takes a property like 77 Greenwich Street to fully convert buyers into FiDi devotees. Shlomi Reueveni, whose eponymous firm Reuveni Development Marketing reps the high-rise, has seen it first hand: “We’re getting a lot of response from people excited to find a large apartment in a full-service building that's brand new and very highly designed. That’s very difficult to find at this price point,” he says. “In the past few months, we’ve seen a lot of demand — especially for this location, which we did not see a few years back — including residents coming from the Upper East Side, Upper West Side, Midtown East, Midtown West and others who were previously looking into the Tribeca area.”
Rising 40 stories, 77 Greenwich possesses several coveted differentiators. For one, almost every apartment has stellar views of the New York Harbor and Hudson River through floor-to-ceiling windows. The pleated glass facade wraps around every residence, but the building’s eight-story podium, which includes ground-floor retailers and elementary school P.S. 150, is clad in white stone. “The exposures to the river [within the units] are special,” Reuveni says, explaining that “in FiDi, you often don’t get great river views because a lot of the buildings are bunched together.” The same perk applies to the building’s posh amenity spaces, which are housed in the building’s crown. Perhaps most importantly, every detail was considered by the building’s design team: Architecture firm FX Collaborative and designers Deborah Berke and Stephen Brockman of TenBerke. “With huge windows, very high ceilings, beautiful open kitchens, the apartments are just magnificent,” Reuveni says. “It’s all very plush and rich: the materials, the furniture, the details.” The design team also incorporated sustainable features throughout, earning the building LEED Silver status.
Neutral interiors by an esteemed designer
Within the 90 residences, every element was designed to impress. Walking through the apartment door, the feeling of loftiness is immediate. While the finishes are often the second thing prospective buyers notice, they’re undeniably chic. “The building really brings in that outdoor exposure, with light and views that are simply stunning,” Reuveni says. “Then when you start walking around and you look at the kitchens, the bathrooms, the appointments and the details, the stonework, custom millwork, the way the kitchens open up into the living rooms, it all feels very Zen, very livable. It’s designed by Deborah Berke [and her team], so there's a certain sensitivity and genius when it comes to the design of it.”
Wide-plank oak floors run through the living areas, where ceilings rise nearly 11 feet. Chef’s kitchens include matte white lacquer cabinets from Poliform, honed Blue de Savoie marble across the counters and backsplash and integrated appliances from Wolf, Sub-Zero, and Miele. Even the in-unit washer/dryers are from Miele. Marble primary bathrooms have radiant-heated floors, and every unit includes a half-bath near the entry. The neutral tones throughout the apartment strike an ideal balance for discerning buyers with varied tastes. Speaking with Interior Design magazine, Berke explained the key behind the design: “If you collect art that’s very colorful, our finishes and designs serve as a background. But if you yourself are a minimalist, then the stones we’ve selected and the design of the millwork and even the appliances then become more foreground.”
Apartments range from one- to four-bedrooms with prices approaching $6 million
While every unit has the same finishes, a special set of homes called the Cloud Club Residences begins on the 28th floor. Given their location, these apartments feature even better views with a more wide-open feeling, plus higher ceilings and larger floor plans. According to Reuveni, the building is about half-sold as of September 2024, but some apartments are going faster than others. “Our unit mix has everything from one- to four-bedroom apartments, but we’re getting more and more interest in the larger three- and four-bedroom apartments.” Those typically sell between $3.2 million and $5.8 million, whereas one- and two-bedroom units have sold for anywhere between $1.3 million and $3.5 million since sales began in 2019.
Top-floor amenities with floor-to-ceiling windows and far-reaching views
TenBerke also designed the building’s common spaces, including the top-floor “Cloud Club” amenities suite. A marble-clad, double-sided fireplace separates the swanky lounge from the entertainment-ready dining room and catering kitchen. Residents can also hang out or barbecue at the adjacent outdoor terrace. The landscaping — by Future Green Studio, the firm behind The Metropolitan Museum’s rooftop design — includes grassy plantings reminiscent of Fire Island, a nod to the building’s water views, which Reuveni says are “phenomenal, day or night.” Within the crown, there’s also a double-height gym designed by The Wright Fit and a children’s playroom featuring blue accents and playful wallpaper with watercolor doodles. And just above the building’s podium, a setback made room for an additional outdoor terrace, which now has a dog run and additional lounges. The building’s team, which includes a full-time door attendant, live-in resident manager and concierge, rounds out the condominium’s service.
Proximity to shops, dining, green space and transit
Like most of FiDi, the condominium’s block is packed with businesses such as convenience stores, cafes and restaurants. Families with young children may appreciate having a public school right downstairs, but residents don’t have to contend with heightened foot traffic, as the school’s entrance is located along Trinity Place, not Greenwich Street. According to Reuveni, buyers have come to appreciate the neighborhood’s assets over time. “FiDi today is not what it was five years ago. It has changed a lot. You now have a Whole Foods, amazing public and private schools, many parks, waterways and transportation.” A five-minute walk from the condominium, Battery Park offers a waterfront esplanade, green space, a playground and a beer garden, while shopping can be found at Brookfield Place or the Oculus. The 1, 4, 5, R and W trains have stations nearby, and additional lines are available from Fulton Center farther north. For drivers, both the West Side Highway and Hugh L. Carey Tunnel to Brooklyn are two blocks away.
