A postwar Central Park West co-op with an enviable feature

Objectively, the brick and concrete 24-story tower at 80 Central Park West lacks the stately grandeur of many of its neighbors, built in the late 19th- and early 20th centuries. (The renowned residential buildings The Dakota and the San Remo are just a few blocks north.) But the 165-unit co-op, designed by Paul Resnick and Harry F. Green in 1967, offers the same prime location and views. It even bests the toniest of buildings on the iconic avenue in one aspect: its balconies. “It’s one of the only buildings on Central Park West in which most apartments have a balcony. It’s a postwar building on Central Park West,” says Compass broker Ante Jakic, who estimates he’s sold 10 apartments in the building. “Having a balcony on the park is special.” The building contains units that are a more approachable size and price for many buyers. “One thing which is very rare for this location being on Central Park West is that the building offers one- and two-bedroom apartments at an affordable price,” says Jakic. “Normally in this neighborhood they’re very large apartments like 12-room apartments. So it’s basically a unicorn building because they have one- and two-bedrooms at normal prices.” Homes in the co-op, which was converted in 1979, include studios to two-bedroom units. Studios sell for $595,000 and up. One-bedrooms list for as much as $2.1 million, and two-bedrooms ask between $1.4 and $5 million. In addition to the balconies (southeast corner units have two), most offer park views, and some also look out onto the Beaux Arts First Church of Christ, Scientist on 68th Street or the supertalls of Central Park South. Some apartments still have the original parquet floors, although many homes have been updated over the years. “A lot of people that buy in the building renovate,” says Jakic.

Homes in the co-op, which was converted in 1979, include studios to two-bedroom units. Studios sell for $595,000 and up. One-bedrooms list for as much as $2.1 million, and two-bedrooms ask between $1.4 and $5 million. A 24-door attendant, parking garage and impressive street-level plantings

The co-op has a 24-hour door attendant and a live-in super. The building’s parking garage, accessible through the building, offers spots for lease. There are shared laundry facilities, a bike room and storage. The co-op has a roof deck, however it is not furnished. Jakic notes that it provides a view that most residents have from their apartments. “You almost don’t need to go up there,” he says. However, the building’s street-level landscaping in planters lining the south and east sides of the covered entrance is extensive and impressive, with trees, shrubs and seasonal plantings. Pied-a-terres are permitted.

Prime Upper West Side near the park, culture and shopping

The co-op is in prime Upper West Side in the Central Park West Historic District, close to conveniences and numerous cultural institutions. Notable features of Central Park near the building include the Sheep Meadow, Strawberry Fields, Tavern on the Green and the Central Park Carousel. Grocery shopping can be done at Whole Foods at Columbus Circle or at Trader Joe’s at Broadway and 72nd Street. The American Folk Art Museum, The Juilliard School and Lincoln Center for the Performing Arts can all be reached in about 10 minutes on foot. The American Museum of Natural History and the New-York Historical Society are nine blocks north. The John Jay College of Criminal Justice and Fordham University at Lincoln Center are around a 20-minute walk southwest.

Several trains within walking distance, and convenient access to the east and west sides

The B and the C trains are four blocks north on Central Park West at 72nd Street, and the 1 and 2 trains stop at 66th Street-Lincoln Center, a five-minute walk from the building. The A and D trains (as well as the B and C) can be caught at Columbus Circle, which is about a 12-minute walk south. For travel by car, the West Side Highway is a five-minute drive west and 65th Street, which cuts through Central Park, provides access to Manhattan’s east side. The drive to LaGuardia Airport and Newark airports is about 30 minutes.
