Historic Art Deco co-op near Yankee Stadium priced at the low end

This seven-story Art Deco co-op from 1941 is in the heart of the Grand Concourse Historic District in Concourse Village. It’s directly across from the Bronx Supreme Court and just a few blocks from Yankee Stadium. The building’s faded yellow-brick facade belies the well-maintained and freshly renovated apartments that offer more space and better value than many other areas. “It’s one of the last remaining old New York neighborhoods,” says Marjo Ivaska-Sergeant, a local who has sold in the building. “The Bronx is the last frontier, because everything in the other boroughs is already so highly priced.” The median price for a home in Concourse Village is $215,000, compared to the borough’s median average of $598,000 in 2024.

Well-maintained, renovated units with prewar charm and thoughtful layouts

The 111 apartments run the gamut from studios to four bedrooms. Recent listings reflect well-maintained, freshly painted spaces with renovated kitchens and baths. In true prewar style, kitchens are galley style with windows, and many updated kitchens have added features like stainless-steel appliances, dishwashers, stone counters, new cabinets and built-in microwaves. Bathrooms have either been gut-renovated in neutral colors, or preserved vintage aspects such as pink-colored tiles and salmon-toned bathtubs and sinks. Other prewar characteristics include sunken living rooms with original railings, arched doorways, high ceilings, large windows and rooms, numerous closets, foyers, crown moldings, built-ins and inlaid parquet floors. Several layouts include the living room and bedroom on opposite ends. Units facing the street are noisiest, especially on game days. Studios start around 400 square feet; some are large enough to fit a bed and small living room, with large galley kitchens typically found in more spacious units. A studio last sold for $120,000 in 2024. One-bedrooms start around 700 square feet and contain kitchens that can accommodate a small dining room, with a 2025 listing asking $295,000. Two-bedrooms have a separate dining room, and some have two bathrooms; a two-bath unit sold for almost $400,000 in 2024. Three-and-four bedrooms represent the minority and offer up to 1,500 square feet. These floor plans haven’t come on the market in years. Community-centric and pet-friendly building

The lobby entrance includes a dual staircase leading up to professional offices and a flight of stairs leading down to the residential lobby with new elevators. This pet-friendly co-op has a laundry room, live-in super and part-time door attendants who are on a first-name basis with residents. When long-time doorman Juan Sanabria became one of the first victims of Covid in NYC in 2020, The New Yorker wrote an in-depth article covering how his passing deeply impacted friends and co-workers in the building. Resident Alice Speri told The New Yorker, “He was such a regular, happy part of our daily lives. I know that every time I walk through the building’s door I won’t be able to not think about him.”

Bustling neighborhood near sports, culture, businesses and trains

The co-op is in the South Bronx on Grand Concourse, a busy six-lane road lined with Art Deco buildings. Inspired by the Champs-Élysées in Paris, the five-mile boulevard debuted in 1909 with wide sidewalks. Today, this can be a high-trafficked area due to the proximity of Bronx courthouses and Yankee Stadium. The latter is a major draw for fans, but foot and car traffic are heavier on game days. As such, businesses abound, with sports bars and fast food along River Avenue underneath the elevated train tracks. Similar businesses populate Gerard Avenue, including Key Food for groceries, with essentials like banks, urgent care and tax prep on East 161 Street. Concourse Plaza offers additional casual shopping and dining options, while the Bronx Terminal Market is a small mall next to the Major Deegan Expressway anchored by BJ’s and Target. Food Bazaar provides another food shopping choice here. The Bronx Children’s Museum is on the other side of the Major Deegan, and the Bronx Museum of the Arts is a short walk from the co-op. Not least, the building is equidistant between Joyce Kilmer Park, a small green space with a playground, and the larger Franz Sigel Park for trails, ball fields and basketball courts. There are also athletic fields and a track adjacent to Yankee Stadium.

Multiple train and bus options make for a short Midtown commute

The Bx1 and Bx2 buses stop in front of the building, and the 4, B and D lines are a few blocks away at 161 Street-Yankee Stadium. There are also the 2, 4 and 5 trains at 149 Street-Grand Concourse. Express trains reach Midtown in about 20 minutes. Metro-North is another option, a 15-minute ride to Grand Central from Yankees-East 153rd Street station on the Hudson line or the Melrose stop on the Harlem line.
