An Emery Roth-designed co-op directly across from The Frick Collection
880 Fifth Avenue is the last building by the famed New York-based architect Emery Roth, known for designing luxury apartment buildings (all of which have been converted to co-ops) in the 1920s and 1930s in his signature Art Deco style. Completed in 1948, the structure was the first to be built on Fifth Avenue after World War II. The luxury cooperative, situated on the corner of 69th Street and Fifth Avenue, features a distinct twin-tower configuration directly facing Central Park. Recognized for its handsome facade, the limestone exterior is ensconced in buff brick. “It looks subtly Art Deco, but more than anything, it looks classic,” says Caitlin Williams, Realtor at Corcoran, who specializes in Lenox Hill and has sold multiple units in the building. “It was designed for elite buyers looking for a classic Fifth Avenue building. They all have a similar look to The Frick [Collection] next door.”
Salon-like foyers and decorative fireplaces in each residence
As in all Emery Roth-designed buildings, each residence sets a precedent for the grand, generously proportioned floorplans with a salon-like foyer. Living rooms here are gratuitously large (a standard living room in this building is 15 by 24 feet) and are centered around a charming decorative fireplace. Meanwhile, the larger units were designed with galley-style kitchens featuring serving pantries and one or more “maid’s rooms.” Double exposures were fashioned in nearly every property to maximize light and ventilation.
880 Fifth Avenue comprises 162 units, ranging from studios to four-bedrooms, across 20 stories. The most modest of listings, a 1,000-square-foot studio on the first floor with two bathrooms and a private entrance, sold for $945,000 in December 2021. Similarly, a 1,080-square-foot one-bedroom on the 11th floor with direct Central Park views sold for $1.9 million in November 2023. A two-bedroom on the 19th floor with a classic six configuration sold for $3.7 million in June 2024. The largest unit, a 3,500-square-foot three-bedroom on the 17th floor, with a 38- by 28-foot double living room and direct views of The Frick Collection, sold for $5.9 million in January 2012. The grandest of listings, the exclusive 3,350-square-foot penthouse with a private monolithic wrap-around terrace and a double-height foyer with a bronze staircase with leather-clad floating steps, sold for $22 million in September 2023.
Essential amenities done well, including a full-sized gym and deeded personal storage
“This building has all the essential amenities, but they are done very well,” says Williams. 880 Fifth Avenue is a full-service luxury condominium with a proper door attendant (many new buildings have one attendant behind a lobby desk), lobby concierge, porters and a live-in resident manager. In the basement, residents can store cycles in the dedicated bike room. On the same subterranean level, residents can find personal, deeded storage units (one for each residence) adjacent to the common laundry room, outfitted with industrial-grade washers and dryers (perfect for cleaning more oversized items like a duvet). According to Williams, the building is adjacent to a third-party garage, where residents can get discounted parking rates.
The fine print at 880 Fifth Avenue
Williams describes the co-op board as neither rigid nor lenient. “As a co-op, it is very efficient,” says Williams. The building allows pied-à-terre and pets. Up to 50% financing is permitted, with buyers paying a 3% transfer fee.

The Upper East Side geographically stretches from East 59th Street to East 96th Street between Central Park and the FDR. The area is in a sweet spot right along Central Park, which residents can easily make a part of their everyday lives for a morning jog or a scenic Sunday picnic. Meanwhile, one can’t forget the legendary luxury shops lining Madison Avenue, including Ralph Lauren’s boutique and café, Dr. Barbara Sturm’s spa, and the Hermes boutique. Some of New York’s most iconic cultural institutions are within reach, including The Met, the Guggenheim Museum, Neue Gallerie, The Frick Collection (directly across the street) and Gagosian Gallery. Just next door in the gallery’s basement, Kappa Masa serves famously extortionate sushi by chef Masayoshi Takayama. Likewise, Saint Ambroeus Madison plates pricey Milanese classics, like tagliatelle alla bolognese, saffron risotto and breaded veal. For groceries, there are many supermarkets to choose from in the neighborhood, including Morton Williams, Gristedes and Butterfield Market, all within walking distance.

Residents are within walking distance of two subway stations. The 68th Street-Hunter College station at Lexington Avenue services the 4, 5 and 6 trains. Similarly, the 86th Street station provides access to the N, Q and R trains. FDR Drive can be accessed nearby at the 73rd Street entrance via car service or private car.
