A site-specific condominium inspired by Tribeca’s 19th-century architecture

Can a luxury building be designed to connect with its New York City surroundings truly? Instead of aggressively inserting a high-rise glass residential tower into a classic 19th-century block, New York-based office of Skidmore, Owings & Merrill (SOM) conceived a site-specific structure inspired by the cast-iron facades that characterize and distinguish Tribeca. The facade comprises a latticed composition of baguette masonry accented by gridded terracotta extrusion. Monolithic windows punctuate the exterior skin, which are lined by a subtle bronze trim along the interior panel of the frames — a material historically found in the neighborhood but also contemporary new builds in Lower Manhattan. “91 Leonard Street’s design sets it apart from many of today’s glass towers,” said SOM Design Partner Gary Haney in a press release about the project on the firm’s website. “It is a meticulously designed, understated building that also integrates and complements the masonry industrial structures of its neighborhood in Tribeca.” All this style, and it's a relative bargain too, at least in regular fees: “You can look at all the beautiful two-bed, two-bath Tribeca condos, but most have heftier monthly changes,” says Geraldine Greenberg, a real estate broker at Sotheby’s International Realty, who has represented many rental and sales listings in the building since it opened in 2016.

Residences inspired by Tribeca’s industrial history by Whitehall Interiors

Emulating Tribeca’s 1900s factories, New York-based practice Whitehall Interiors conjured a distinctly luxurious take on an industrial environment with oak hardwood flooring, poured concrete structural beams and a mélange of metals. The interior design features Bardiglio marble-clad bathrooms with radiant floor heating, blackened steel backsplashes and Poliform grey-washed cabinets in the kitchen, Gaggenau appliances, custom brass and steel fixtures by Watermark Design and onyx counters in the powder rooms. Standing 210 feet tall, there are 111 condominiums across 19 stories. A one-bedroom on a high floor lists between $1.5 million to $2 million, while a two-bedroom, 2.5 bathroom with king-sized rooms could fetch between $2.9 million and $3.1 million. The grandest listing, a three-bedroom penthouse duplex with a private terrace, last sold for $7.6 million.

Likewise, the amenities spaces also by Whitehall Interiors feature a refined industrial aesthetic throughout. The cellar has a suite of wellness environments, including a 60-foot indoor lap pool, steam room, sauna and fitness center with the latest equipment. On the same floor, there’s an intimate screening room and a children’s playroom with toys, games and kid-sized furniture. The ground level is outfitted with a double-height lobby, an interior courtyard and a tenant's lounge with a separate billiards room. “A blend of acid etched steel, warm wood and leathers are used throughout the ground floor lounge and billiard room, as a warm and sophisticated arrival experience,” is how Whitehall describes the interiors on its website. “As tenants ascend the metal and stone-clad convenience stair from the lounge to the cellar amenities, the finishes transition to a darker, moodier palette of warm greys and taupes mixed with rich blue and merlot accents.” On the roof, a landscaped terrace awaits residents with banquette seating, a fireplace, barbeque grills and an outdoor movie theater — all of which are augmented by panoramic city views.

Taxes and common charges at 91 Leonard

It’s not only the amenities that draw in buyers; it’s also the favorable taxes and fees. “A typical $3 million two-bedroom in Tribeca might have a monthly common charge of nearly $4,000 and another $4000 for taxes,” says Greenberg. “On the other hand, a two-bedroom in 91 Leonard has approximately $2,000 in common charges and another $2000 in taxes. For investors, these lower monthly fees in a full-service building are very attractive.”

Timeless relics only found in Tribeca, like the fountain pen repair shop

Tribeca’s streets, lined with bespoke bars, mom-and-pop shops and landmark restaurants, feel more like a neighborhood than busier parts of downtown. A designated “stroller parking” area is just outside the comfort food eatery Bubby's. The iconic Michelin-awarded French bistro, The Odeon, has woven itself into the very fabric of Tribeca over the past five decades. At Primo’s art deco-themed lounge, patrons indulge in midnight pasta and delightfully decadent martinis, all while seated on plush green velvet banquettes against wood-paneled walls. Meanwhile, Smith & Mills, once a carriage house, now serves as a cozy bar where cocktails flow freely alongside conversations, accompanied by oysters and a cheese plate. Locals also frequent beloved independent establishments like Ballon Saloon, known for its quirky party supplies, the perpetually sought-after Fountain Pen Hospital and The Mysterious Book Shop, where floor-to-ceiling stacks of crime and suspense titles beckon.

Just blocks from a major downtown transit hub, Fulton Street Station

Residents can easily walk to Fulton Street Station, just half a mile south on Broadway. The transit hub integrates nine subway lines — the 2, 3, 4, 5, A, C, J, R and Z — allowing residents to transfer through well-lit mezzanines. Three different Canal Street stations serve the N, Q, R, W, 4, 6 and Z trains just a few blocks down.
