Elevated urban living in a former industrial neighborhood
“People love this building because it's in a great location in the West Village, just across from the Hudson River.” So says Arlyne Blitz, a Corcoran real estate agent who has lived and worked in the area for over two decades. But it isn’t just the building’s waterfront that lures buyers to 99 Jane Street. Tucked away on a historic cobblestone street in the landmarked Far West Village (a West Village enclave), this full-service condominium offers elevated urban living with a garage, fitness center, and resident courtyard. Once a gritty mix of industrial and residential buildings constructed in the 1800s, this pocket of the West Village feels distinct from the rest of the neighborhood, with quiet, leafy streets that emerged after a slew of riverside warehouse and factory conversions between the late 1960s to 1980s. Built from the ground up, the 11-story building reflects the aesthetic of its former industrial surroundings with a red and grey brick facade and large picture windows. Designed by Fox & Fowle (now FXCollaborative) the H-shaped building’s central tower stands 11 stories high, flanked by six-story towers that step as they rise to the top of the building, giving it somewhat of a hanging-gardens-of-Babylon-effect. Many of its 84 units have balconies and one of the many outdoor spaces includes a POPS (Privately Owned Public Space) which fronts the building’s Washington Street facade. 99 Jane has also attracted its fair share of celebs over the years. The late James Gandolfini of “Sopranos” fame once lived there and Jennifer Lopez has rented in the building a few times. “It's a very desirable building,” says Blitz.
No studios or one-bedrooms and street-facing units get outdoor space
Studios and one-bedrooms do not exist at 99 Jane Street. The building is made up of two- and three-bedroom units, with the occasional four due to combinations over the years; there are no units under 1,000 square feet. “The layouts are very, very spacious,” Blitz says. “And the closets are great,” she adds. Nine- to eleven-foot ceilings, wide windows that mimic those found in early industrial buildings, maple floors and stainless-steel appliances may give units a similar feel, but the building was originally set up with 29 different unit designs, according to The New York Times. Upgrades over the years have added to each apartment's uniqueness. Original cabinets and black granite floors remain in many kitchens but most of these spaces have had at least one renovation since 1999. Each residence is equipped with a washer and dryer. Street-facing floors below the eighth-story have French-style balconies; upper floors have large, private terraces. A few of the penthouses offer gas fireplaces.
Large apartments starting at $2.55 million
As mentioned, apartments here are big. One of the smallest units — a 1,157-square-foot, two-bedroom — last sold in 2023 for $2.75 million. Larger two-beds go up to 1,573 square feet and can fetch $3.75 million. Blitz sold a 1,210-square-foot two-bedroom over the summer of 2024 for $2.55 million. Three bedrooms don’t come on the market as often but can start at $3.78 million for a 1,612-square-foot unit. The last two three-bedrooms sold in October of 2023 — a 1,799-square-foot two-bathroom for $3.53 million and a 1,974-square-foot three-bedroom for $4.4 million. There is a sprinkling of four bedrooms and the only one on offer in the fall of 2024, was James Gandolfini’s former apartment — a 3,200-square-footer with four-and-a-half bathrooms — on offer for $8.5 million. The Gandolfinis bought the apartment new, in 1999, and the actor’s ex-wife sold it in 2017. The combined unit sits on the second floor, with lots of light pouring through a 30-foot great room and maple floors throughout. It was renovated in 2019 by West Chin Architects.
A full-service front desk and amenities include a valet
In 1999 when residents began moving into 99 Jane Street, condominium buildings weren’t plentiful in the West Village, and even fewer with doorman. The building’s full-service amenities continue to be a draw for buyers. There is a full-time doorman, concierge and resident super, plus a full-service, 100-car garage — inclusive of valet — that’s also open to the public. An upgraded gym sits on the same level as the garage. The recently renovated lobby opens onto an exclusive, planted courtyard reserved for residents. Elevators have recently been replaced and pets are allowed. A 7,000-square-foot public space built by developers in exchange for extra building height runs along the entirety of the building’s Washington Street face, acting like a buffer between the street and the building. The plaza has opening and closing hours.
A location well-situated to dining and shopping access
Despite being tucked away in a northwestern pocket of the Far West Village, 99 Jane Street residents still have quick and easy access to the trendy Meatpacking district to the north and the rest of the West Village to the south and east. Favorite New York City eateries like Sarabeth’s and Pastis are only about a five-minute walk north. The much-loved French bakery and bistro chain, Maman, is a quick hop across Horatio Street. And Hudson Street, an extremely popular foodie strip only two blocks east, is heavily dotted with all manner of local restaurants (especially in the northern section) and gets lively on nights and weekends. The Whitney Museum is just two blocks north and parks like Little Island and the Highline take less than 10 minutes to get to on foot. Pier 51, with its many water features and climbing equipment, was named one of New York City’s five best playgrounds by CBS News and is just across the highway. For a more local crowd, Bleecker Playground is a favorite. “Everybody goes there. Even the celebrities with their children,” says Blitz. And Bleecker Street, a seven-minute walk away, is where residents find designer boutiques like Paige Jeans and Blue & Cream. “That's a big shopping area,” says Blitz. Local supermarket chains D’Agostino and Gourmet Garage can be reached with just under a five-minute walk.
Many transportation options, available some more readily than others
There are several modes of transportation available to 99 Jane Street residents, some more conveniently located than others. Living on a block that sits across from the West Side Highway, means getting there is easy — it only takes four minutes. The L, A, C, and E trains stop at the 14th Street and 8th Avenue station and the 1, 2, and 3 trains are at 12th Street and 7th Avenue. The walk to both takes 10 minutes. There aren’t too many buses that stop in the area but anyone headed uptown can walk five minutes to Bethune and Greenwich to catch the M11 going to Harlem. The M14 riding across town stops at 14th and 15th streets on Hudson.
