A ‘pioneering’ tower overlooking the Upper West Side
One of two glass skyscrapers towering over Broadway at West 99th Street, 38-story Ariel East is a family building that’s decidedly luxury. The “pioneering” development — which also includes the 32-floor Ariel West on the other side of Broadway — was one of the first projects to bring luxury real estate to that stretch of the famous avenue, according to Seth Levin, an agent with the LevinKong Team at Keller Williams NYC. “The level of amenities, the level of service was not — and still isn’t — so prolific in that area.” The developer, Extell, completed the towers in 2007, although not without some backlash from neighborhood residents, many of whom felt the scale of the buildings dwarfed the brownstones and prewar residences in the area. Nearly 20 years later, Ariel East and Ariel West are still the tallest buildings in the immediate vicinity. “The towers are indisputably high and shiny, mirroring each other across Broadway like curiously tall fraternal twins,” author Jim Rasenberger wrote in The New York Times around the time the towers opened. “On bright mornings, the towers blaze with sun, sending bolts of reflected light into apartments to the east. To the west, they cast long moving shadows, like binary sundials.” Residents of both towers share amenities, which are spread out over the two buildings and include a pool, an outdoor basketball court and a party room with a baby grand piano.
Family apartments with 360-degree views
As the buildings surrounding Ariel East are primarily low- to mid-rise structures, its units get plenty of light and air via their floor-to-ceiling windows. No surprise, there are also far-reaching views of Central Park, the Hudson River and the Manhattan skyline. The building was made with families in mind, with most residences being three- and four-bedrooms, with a few two-bedroom homes. Units offer open living and dining areas with adjacent kitchens, hardwood floors, 9-foot ceilings and crisp white walls, although owners have updated their homes over the years to suit their tastes. Some units offer private outdoor space and keyed elevator service. In the third quarter of 2024, two residences were on the market: a four-bedroom on the 15th floor asking just under $3 million and a three-bedroom on the 34th floor with a 500-square-foot terrace priced at $3.95 million. Residents looking to rent out their units can expect to fetch between $6,000 and $7,000 a month for a two-bedroom. A three-bedroom on the 34th floor rented for about $15,000 a month in early 2024, while the monthly price of a four-bedroom on the 9th floor was around $13,000 at the end of 2023.
An outdoor basketball, a four-lane pool and wellness programming
Ariel East shares many amenities with Ariel West, starting with an outdoor courtyard, a playground and half-basketball across the street at the sister building. There’s also a four-lane pool and a fitness center with yoga and massage rooms. La Palestra, a New York City-based company that combines fitness and medicine, manages the gym and offers wellness programming, fitness classes, massage therapy and more for children and adults. A screening room, a pet-grooming area and a children’s playroom, plus a reception room with a piano in the Ariel East tower complete the lineup. The building is fully serviced, with around-the-clock door attendants and a concierge.
Walkable to Central and Riverside parks
Access to green space is one of the perks of living on the Upper West Side. Ariel East is within a short walk of both Riverside and Central parks, with the Central Park Tennis Center located near the West 96th Street entrance of the 843-acre outdoor oasis. The tower is also around the corner from Frederick Douglass Playground, which was recently revamped and offers play equipment for children, a splash pad and workout equipment for adults. Restaurants on Broadway include Flor de Mayo, a Peruvian eatery, Naruto Ramen and Metro Diner. Grocery stores like West Side Market can also be found along Broadway. Symphony Space, a venue featuring readings, music and children’s entertainment, is on the corner of West 95th Street and Broadway.
Blocks from 2 and 3 express trains
Ariel East is three blocks from the express 2 and 3 subways and the local 1 train at West 96th Street. The M96 bus, servicing the east side, also stops along the cross street. The West Side Highway is also accessible via West 96th Street.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
