When most people think of south Brooklyn — or any part of the borough beyond Prospect Park — they imagine quiet streets lined with miles of detached and semi-detached homes. A 23-story, 151-unit condo building might seem like an anomaly. Shaking things up in the semi-suburban Bath Beach neighborhood, Bayview Courtyard is a luxury development completed in 2023 that incorporates a full suite of amenities and top-line finishes. Developed by Cropsey Partners and designed by Michael Kang Architects, the contemporary residential tower is strategically located near the Belt Parkway, providing residents with a quick link to Manhattan. A cohesive interior aesthetic, carrying through from larger than city-standard residences to common areas, resembles what might be expected from a sleek Midtown high-rise. “We opted for a muted palette,” says Rachel Li, principal of Ru Designs, the firm tasked with Bayview Courtyard’s complete outfit. “The idea was to balance the pared-back, modern architecture with warmer tones.” The minimalism doesn’t extend to the views: Positioned not far from New York City’s Lower Bay and the Atlantic Ocean, many of the units have sweeping, unobstructed vistas.
Three different tiers of residences are defined by distinct design vocabularies
“Most of the design elements we incorporated help frame the waterfront views, almost as if they were paintings,” Li adds. Bayview Court incorporates three different levels of residences; each defined by a distinct suite of finishes. While all units have White European Oak flooring, large floor-to-ceiling operable windows and smart door systems for optimal security, kitchens and bathrooms vary greatly. While apartment kitchens are kitted out in veneered wood and mono-material stone countertops and backsplashes, kitchens in townhomes and penthouses feature custom paneling that helps achieve a uniform look. Bertazzoni ovens, Farber hoods and Fisher & Paykel refrigerators are found throughout. Porcelanosa tile-clad bathrooms incorporate Toto fixtures and Kohler taps.
While one to two-bedroom apartments priced between $550,000 and $1.1 million feature chrome fixtures, a series of incorporated townhomes and a handful of penthouses fetching $1.4 million to $2.5 million have brass accents. These premium units are often duplexes and even triplexes with private outdoor space and parking. Most corner units have private balconies.
70,000 square feet of premium amenity space
A mono-material stone-veneer lobby is joined by a large seating area accentuated by a distinct feature wall. “I wanted to create an interesting installation with square components that go in and out as a way to provide a warm counterpoint to the coolness of the building's exterior,” Li describes. “This grid-like feature is illuminated by diffused linear luminaires which add depth and light up the room without having to include too many additional cumbersome fixtures.” Bayview Courtyard’s 70,000 square feet of amenity space also comprises a state-of-the-art fitness center, yoga space, a large children’s room, a namesake courtyard terrace and a residents-only roof-top garden replete with grills and durable outdoor furniture. An indoor pool is lit by a cris-crossed, drop-pendant installation.
In the heart of multicultural Bath Beach with quick transit links to Manhattan
Bayview Courtyard is a short stroll or drive to the many multicultural eateries and service businesses that cluster around 86th Street. Accessed from a Belt Parkway overpass a few blocks north, the Ceasar’s Bay Shopping Center includes a Best Buy, Target and Kohl’s. Complete with a playground, basketball court and baseball diamond, Bensonhurst Park connects into the larger running and cycling greenway that wraps Brookyln’s southeastern waterfront. The many attractions of Coney Island and Brighton Beach aren’t far either. Residents commuting to Manhattan for work can utilize the express D Subway line at Bay Parkway and 86th Street.
